As I’ve thought more deeply about how to answer this question over the years, I’ve come to a realization that the problem is not the answer, but the question itself. My intrigue stems back to my earlier comments that the long term trends in appreciation in real estate are simply not very competitive versus equities, despite what Robert Kiyosaki had to say in his book, Rich Dad, Poor Dad.
You’ve probably heard of affiliate marketing before – it’s when you earn a commission by promoting a product. The product you promote online should be something you’re knowledgeable about and that you believe is high quality. Common sense, right? You’d be surprised by how many affiliate marketers forget that principle, but that’s a whole other story.

I guess I just don’t understand why the specific importance of focusing on “dividends” instead of focusing on the total return of your investment, including stock appreciation. I don’t really care if a company decides to issue a dividend or not; presumably, if they don’t issue a dividend, then they’re doing other things to increase the value of the company, which will be reflected in the stock price of the company. As an investor, I can make money by selling a percentage of my holdings or collecting dividends, and I don’t really care how that’s divided up – it’s an artificial distinction.

My 10-year-old son brought home a book from our park’s free library box. It was a biology textbook – teachers edition. He said it looked interesting and hey, it was free (having no idea you could sell it). I scanned it in my Amazon seller app and realized it was worth around $150. He was so excited. Websites like TaskRabbit can connect you with people who need help with a variety of things. While cryptocurrency is still relatively new, it will ultimately become the standard. Bitcoin and Etherium might be the primary cryptocurrency platforms today, but the US Dollar will eventually become the Digital Dollar by leveraging the blockchain. You can take advantage of the current boom in cryptocurrency by trading it through platforms like eToro and Kraken, amongst many others. 

Sponsored posts work much in the same way as paid guest posts, but they are posted by big businesses instead of individual bloggers. Therefore, the scope for fees is much higher, as businesses have larger marketing budgets than humble bloggers. Having sponsored posts by large companies will also help promote your site as reputable and as a leader in its field.
People who are having trouble selling their homes these days and could use a second pair of eyes to stage their home for the quick sale. Yes, you have to do the most amount of work for the least initial return. This is especially true online. Why? Because it takes time to build authority and create an audience, two primary ingredients necessary to succeed in the wonderful world of commerce on the web.

Make money on YouTube. People who love the spotlight and have other online hustles should consider creating their own YouTube channel. If you’re interested — and interesting — you can use the platform to market affiliate products, sell products you create yourself, or receive ad revenue for your informal tutorials or entertaining videos. There are many comments about it being impossible to break into real estate with little money, or needing help from the bank of mommy and daddy. It is possible. I bought my first property, a multifamily, 6 months after graduating college, with a garbage job I got 3 months before and barely 7k in the bank. It’s now two years later and I’ve purchased a second this summer. Regarding management, I self-manage like most ‘small time’ landlords. Unless you own a massive apartment buidling, there’s no need to professional managment. Like another comment mentioned, I’ve only ever gotten heating issues or other minor things, for which I have a handyman to take care of. Aside from that, it’s fairly passive IMO. Dividend investing doesn’t require 100k either. It’s just an example the author used. I invest un securities with dividends ranging from 2-12%, and hedge/balance according to risk. Higher dividend % isn’t always better, but there are some good deals you can find. I think the key is to realize that you don’t need to stick to just one form of passive investment. Sure, 10 properties sounds daunting, and a $1M portfolio seems impossible, but you can combine both, as well as other passive income strategies. And ofc, the more risk you are willing to take on, the higher the potential reward (and loss). I day/swing trade, but wouldn’t advise this. It’s also not passive, I spend a massive amount of time researching and analyzing the technicals, but it’s worth it for now, as I’m fairly consistnet with profits. I have not tried blogging, and am not sure I’d be any good at it. I dabbled in ecommerce but found it was too time consuimg, but I know people who were able to quit their 9-5s from ecommerce. I’m sure no matter how much debt you have (i have 30k unsecured debt) or how little you think you make, there is a way to start investing today, even if it’s starting small.

There is no job too small when it comes to earning to save more or pay off debt and a paper route is about as basic of an extra money job as you can get. The bottom line is that a paper route is still a valid way to make extra money and I’d be remiss to leave it off this list.

Blogging is something that requires patience, persistence and discipline. It may mean writing everyday for over a year before you really start to see any money from it. There are exceptions to the rule, but from my dealings with other bloggers, it seems to be pretty common to spend one or even two years building your blog, your brand and your authority, before making any serious amount of money.
And real estate does more than just track inflation – it throws off income (which is important to some people and useful to most). And while your underlying asset is appreciating, the income also grows as rents increase over time. And if you make smart and well-timed purchases, both rents and asset values can increase at well above the rate of inflation.
Mow lawns or plow driveways. If you’re willing to mow yards or shovel or plow snow in the winter, you could easily start your own snow removal and lawn mowing business on the side. While you can usually find work by reaching out to your local community via word-of-mouth, flyers, or online message boards, the website Plowz & Mowz allows you to set up an online profile and reach more customers in your area.

One of the cool things about Google AdSense is that it's so easy to get set up. If you have a blog or website, you can sign up for a free Google AdSense Account. From there, Google will give you a unique code that you will paste onto your website. Google takes it from there, tracking your page views, traffic, and earnings on your behalf. There is no upkeep or maintenance to get this thing going, which makes it a no-brainer if you have a website already.

You can start an eBay store and get serious about it or you can just sell some stuff to declutter your home. Either way, I’ve made my fair share from selling on eBay and it’s still a popular way to earn money. If you decide to start an actual eBay store, you’ll want to find a drop-ship business like Doba that will store and ship items straight to your customers so you don’t have to deal with an inventory.

No one should turn down wind farming’s ultimate passive income for the next 30 or more years … even 60 years when there is a positive cash flow on the sum total of all base payments when computing inflation for the next 60 years based on the previous 60 years, as long as the next era’s energy resource is not perfected (at which time they would not renew the option for the second 30 years).

1. The batting cage idea is very risky. I’ve seen many of them close over the years and it is not anything close to passive income if you want to keep the business going. You have to continually promote it and target youth leagues, coaches, schools etc to catch all of the new players who grow up and want to play. I’ve played at probably 8 batting cages over the years and 7 of them closed.

You can sell your ebooks through Amazon's Kindle program or Apple's iTunes Connect, which gives you access to a large majority of the digital-book reading market and the barriers for entry are incredibly low. You don't need to invest lots of money to make this happen, but you do need to invest lots of time, not only in writing the ebooks, but in marketing them as well.
I have to agree. Our Duplex cost us 200k initially in 1998. Over time and completely refurbishing the property with historically appropriate sensitivity, we invested another 200k or so. We just had a realtor advise us we could ask 700k for it today. It nets us 30k annually after taxes, insurance and maintenance. We still have a loan on it which I have not taken into account, that will be paid off within 5 years if we keep it. My mental drama now is, while I am quite giddy over the prospect of earning a tidy sum of profit if I sell, what then would I do to equal the ROI and monthly income this thing generates? Rents are low, they should be 4k a month and will only go up. Tempted to keep it and not sell. And while I do have some stocks, I basically suck at them. I am much better at doing properties.

What I find most interesting is the fact that I had never considered options like LendingTree or realityshares for other income sources. Investing in property has been too much of bad luck for people that I know personally, so I am interesting in getting involved in a situation where I would have to be dealing with maintenance issues or tenants. There are services for you to do that, but I had not come across any that didn’t eat most if not all of the earnings. Then again, I live in the NY area. Investing in the midwest would not be reasonably possible for me, directly, but reading about realityshares is something I am going to look into further. That might be a real possibility.
If you're ready to enter the ecommerce fray, you could sell your own stuff. Of course, along with selling your own stuff on your own website comes a whole slew of both responsibilities and technical configuration and requirements. For starters, you'll need a website and a hosting account. You'll also need a merchant account like ones offered by Stripe or PayPal. Then you'll need to design that site, build a sales funnel, create a lead magnet and do some email marketing.
