21. Facebook – Facebook swap shops are great for selling things locally. It’s like CraigsList, but a little easier. You simply search for swap shops in your area and ask to join the group. Once you’re in, take a picture of the item, write a quick description with the price and post it. It doesn’t get much easier than that. You can generally expect to get about what you would get at a yard sale, maybe a little more.

Double check yourself, before you double wreck yourself. Make sure everything you send to a company, whether a résumé, an email or a portfolio, is good to go. Double check your grammar and wording, and for God’s sake use spell check! This is especially important when it comes to the company’s name. Don’t spell their name wrong and be sure to type it how they type it (e.g. Problogger, not Pro Blogger).
Domain names cannot be replicated. If one is taken, the only recourse would be to approach the owner to discuss a sale. While there are other variations you could choose, sometimes owning a certain domain (especially if it is attached to your business) can be worth the premium. Often, people will scout out domain names that are still available, buy them, and then sit on them in order to sell them down the road. Depending on who may want the domain down the road, you could sell it for a large markup.
My returns are based on full cash purchase of the properties, as it is hard to compare the attractiveness of properties at different price ranges when only calculating down payment or properties that need very little rehab/updates. ie first you need to haul ass and do something crazy, eg write a quality 20,000 word ebook (insanely not passive hahahah), but then you get to sit back and enjoy seeing PayPal sale messages pop up on your iPhone each morning as sale after sale after sale is made…on an ongoing basis and without any additional work. That’s some seriously Pina Colada flavored passive goodness!


Or you could do joint ventures/strategic alliances for your business or for other businesses and make residual cash flow for $0 investment.. that’s what I do lol. No money, no risk, little time, 20+ years working from home. Just connect companies and take a %, use the Internet to do it locally or globally, be the intermediary & connect companies…. ;-)
For non-tech people (myself included), web design can cause a lot of stress. And stress means opportunity. If you have a knack for web design or web development, you should definitely be capitalizing on it. And since it’s such a foreign concept for many, it can be a really lucrative side hustle. There are many comments about it being impossible to break into real estate with little money, or needing help from the bank of mommy and daddy. It is possible. I bought my first property, a multifamily, 6 months after graduating college, with a garbage job I got 3 months before and barely 7k in the bank. It’s now two years later and I’ve purchased a second this summer. Regarding management, I self-manage like most ‘small time’ landlords. Unless you own a massive apartment buidling, there’s no need to professional managment. Like another comment mentioned, I’ve only ever gotten heating issues or other minor things, for which I have a handyman to take care of. Aside from that, it’s fairly passive IMO. Dividend investing doesn’t require 100k either. It’s just an example the author used. I invest un securities with dividends ranging from 2-12%, and hedge/balance according to risk. Higher dividend % isn’t always better, but there are some good deals you can find. I think the key is to realize that you don’t need to stick to just one form of passive investment. Sure, 10 properties sounds daunting, and a $1M portfolio seems impossible, but you can combine both, as well as other passive income strategies. And ofc, the more risk you are willing to take on, the higher the potential reward (and loss). I day/swing trade, but wouldn’t advise this. It’s also not passive, I spend a massive amount of time researching and analyzing the technicals, but it’s worth it for now, as I’m fairly consistnet with profits. I have not tried blogging, and am not sure I’d be any good at it. I dabbled in ecommerce but found it was too time consuimg, but I know people who were able to quit their 9-5s from ecommerce. I’m sure no matter how much debt you have (i have 30k unsecured debt) or how little you think you make, there is a way to start investing today, even if it’s starting small.

But to generate passive income from real estate, you either have to rent out a room in your house, rent out your entire house and rent elsewhere (seems counterproductive), or buy a rental property. Being a food delivery driver is back in style! People all over the country are signing up to do it. Two companies are dominating the space: DoorDash and UberEats. How it works is easy: When a person places a food delivery order from a local restaurant, the restaurant notifies DoorDash or UberEats (whichever one they use) that they need a driver to pick up and deliver the food to the customer. As the driver, you get a notification that a delivery is waiting and you can choose to go pick up and deliver the food (specific instructions on where to go, etc. included). DoorDash pays a minimum of $10/hour but says drivers can earn $25/hour on average. I've read from various sources that UberEats drivers make between $10-$12/hour after accounting for expenses. I've now only got an SF rental condo and a Lake Tahoe vacation rental in my real-estate-rental portfolio. Although I miss my old house, I certainly don't miss paying $23,000 a year in property taxes and another mortgage, and dealing with leaks and managing terrible tenants. I drove by the other day and couldn't believe how much noisier and busier the street was than where I currently live. I wouldn't be comfortable raising my son there.

Build your audience on a course community: If you’re just getting started building an audience for yourself and want to leverage communities already actively looking for content you can choose to host and sell your online course on a site like Skillshare or Udemy. These are easy, cost-effective ways to build an audience and test your niche to see if there’s demand for it.
6. IZEA – IZEA works in addition to a blog or on its own. You get paid to blog, tweet, take photos and take videos. The pay is mostly based on your following, so if you want to make money with your tweets, you’ll need to grow you Twitter following.  Likewise, if you want to make money with blogs, you’ll need substantial blog traffic (more on blogging below).

If you have a spare bedroom, you can find a roommate or list the space on AirBnB for travelers. Having a roommate is the more passive of the two, as being an Airbnb host will require more work in the form of turning over the room between stays. This is a super painless way to earn $500 to $1,000 a month without much effort – you may even be able to cover your mortgage payment with this extra income!
My favorite type of semi-passive income was rental property because it was a tangible asset that provided reliable income. As I grew older, my interest in rental property waned because I no longer had the patience and time to deal with maintenance issues and tenants. Online real estate became more attractive, along with tax-free municipal-bond income once rates started to rise.

The age old argument of total return versus income has been, incorrectly imo, categorized as an either or proposition. We are going to do both. Right now I have a lot cash in an on line money market. I also have investments in 2 passive Index funds in a taxable account. We then have substantial 401ks/IRA’s which we won’t touch for at least 10 years. My wife will continue to max out her sep and we will continue to invest in the index funds although with a smaller amount. We have already factored that in. I looked at how to cut into the monthly deficit. Here is what I observed.
Whether for high school students or adults, you can monetize your expertise by teaching people with less experience or knowledge than you in that subject area. You can work with an established group like Kaplan for, say, SAT tutoring, or you could try hanging out your own shingle and making your services known either to students, parents and schools in your community. If you are targeting adults, you can create your own website or list your services with adult tutoring companies.
You can set up a website, gradually build up the content (articles, videos, podcasts, etc.), then eventually monetize the site through advertising, affiliate marketing, or even the direct sale of specific products or services. Even better, you can generally find whatever services and technical assistance you need online and free of charge. Later on, when your site develops a reliable cash flow, you can begin working with paid providers who can take your blog to the next level.

4. Calculate how much passive income you need. It's important to have a passive-income goal — otherwise, it's very easy to lose motivation. A good goal is to try to generate enough passive income to cover basic living expenses such as food, shelter, transportation, and clothing. If your annual expense number is $30,000, divide that figure by your expected rate of return to see how much capital you need to save. Unfortunately, you've got to then multiply the capital amount by 1.25 to 1.5 to account for taxes.


If you have a knack for organization, you can make money online as a virtual assistant helping people to keep their days in order. A virtual assistant will do everyinthing from bookkeeping to research, database entry, booking travel, and managing email. It can also be an awesome way to rub shoulders with some very important people, build up your professional network, and of course grow another stream of income. You can find great gigs on UpWork, Fiverr, Indeed, and Remote.co.
Research other listings in your city on AirBnB and see what the going rate is for a place like yours. You could also just rent out a private room as well or even a bed in a shared room. In fact, that's how AirBnB got its start. However, you might find it hard in the beginning without reviews, but as long as you take really good care of your guests and provide a lot of value, the reviews will eventually come rolling in.
Online savings accounts usually come with crazy good interest rates to help you grow your money faster (regular in-person banks can’t offer rates as high). We’re fans of CIT Bank and Discover Bank (among others) because their interest rates are often over 25 times the national average. That means the money in your savings account will grow 25 times faster than the pace it’s most likely growing at now. Really, though, you can’t go wrong with pretty much any online savings account that offers over 1.50% APY 🙂
