What are your thoughts on an Immediate Annuity as a passive income vehicle? I suppose it’s not a great investment since you never get your principal back, but the risk is zero and the cash flow is fairly good, approaching 6% currently. I personally haven’t tried any of the below methods so I can't speak from experience to how they work. Within six months of selling, however, I had reinvested the proceeds from the home sale and brought total passive income for 2018 back up to an estimated $203,724. I'm not sure I would have sold the house without a clear plan for reinvesting the proceeds, since I'm bullish on the SF housing market long term. There are a couple of problems with direct investment in real estate though. Not reallly sure how P2P lending ranks- though I suppose the timeframes are fairly short (1 year or less?) and therefore the interest you receive takes into account the current risk free rate + a premium for your risk. Now that I think about it, P2P lending probably deserves a lower score in the activity column than bonds too (since you probably need to make new loans more often).
Now next, you’ll want to pick a WordPress theme from somewhere like ThemeForest, Elegant Themes or OptimizePress. This is the barebones design of your site, which you can then customize with your own branding, copy, and images. That being said, you don’t want to cheap out. It costs less than $100 to buy a theme that will make your website look professional (and you can upgrade to a completely custom design once you get the business going).

 It’s not really insulting I picked up a Photoshop Element 8 and Cs5 Extended while deployed to Afghanistan and before hand I had used a friend trial version with plenty of free time and nothing else to do you can become very talented in these aspects, I myself designed numerous things for my company and batallian won many awards (including a deployment coin I designed) if you have the talent you do not paticularly need to attend a $63,000 university to prove it, most of these schools (I’ve read many reviews) don’t fully go through many of the aspects required for the degrees they issue and many find they are out of school with no work and a mountain of bills, NO THANKS market yourself well enough and your personal talent can get you anywhere without a degree and four wasted years of your life.

In our local neighborhood, we've seen this service hired out to place signs in people's yards for announcements or funny pranks. Ha! If you're out and about on a Sunday you'll see plenty of people putting put signs for open houses. You'll probably have a great opportunity for this extra money idea if you can locate a neighborhood where lots of real estate agents or putting out there own signs. Wouldn't an agent rather be prepping the house for sale or doing marketing activities than placing a sign at a busy intersection? You bet and that's why outsourcing to you could work!
While I think that your initial response to Phillip’s suggestion about design was a little too strong, Dasjung, I’ve got to chime in here and observe that Phil, ThunderCock and Dumbass, by resorting to name calling and simplistic reasoning, come across as very lacking in both decorum and sensitivity.  If a guy wants to expect, even demand, high quality in his field of choice, I beleive he has a right, if not a responsibility, to do so!  Also, Dumbass, be careful who you call Dumbass. You just show YOUR true colors by doing so.

A good portion of my stock allocation is in growth stocks and structured notes that pay no dividends. The dividend income that comes from stocks is primarily from S&P 500 index exchange-traded funds. Although this is a passive-income report, as I'm still relatively young I'm more interested in building a large financial nut through principal appreciation rather than through dividend investing. As an entrepreneur, I can't help but have a growth mindset.

You can start by going to your personal Facebook page and posting about the teething ring you like and telling your friends about it.  Then include your Amazon Associates link to the product.  If one of your friends buys the teething ring after clicking on your link, you get a percentage of the sale.  Your friend doesn’t pay any extra, and you make money.  Win-Win.  Oh, and if your friend clicks your link to the baby teething ring and gets distracted and ends up buying a new vacuum–you still get your commission even though that’s not what you linked to!  Awesome!

There are many comments about it being impossible to break into real estate with little money, or needing help from the bank of mommy and daddy. It is possible. I bought my first property, a multifamily, 6 months after graduating college, with a garbage job I got 3 months before and barely 7k in the bank. It’s now two years later and I’ve purchased a second this summer. Regarding management, I self-manage like most ‘small time’ landlords. Unless you own a massive apartment buidling, there’s no need to professional managment. Like another comment mentioned, I’ve only ever gotten heating issues or other minor things, for which I have a handyman to take care of. Aside from that, it’s fairly passive IMO. Dividend investing doesn’t require 100k either. It’s just an example the author used. I invest un securities with dividends ranging from 2-12%, and hedge/balance according to risk. Higher dividend % isn’t always better, but there are some good deals you can find. I think the key is to realize that you don’t need to stick to just one form of passive investment. Sure, 10 properties sounds daunting, and a $1M portfolio seems impossible, but you can combine both, as well as other passive income strategies. And ofc, the more risk you are willing to take on, the higher the potential reward (and loss). I day/swing trade, but wouldn’t advise this. It’s also not passive, I spend a massive amount of time researching and analyzing the technicals, but it’s worth it for now, as I’m fairly consistnet with profits. I have not tried blogging, and am not sure I’d be any good at it. I dabbled in ecommerce but found it was too time consuimg, but I know people who were able to quit their 9-5s from ecommerce. I’m sure no matter how much debt you have (i have 30k unsecured debt) or how little you think you make, there is a way to start investing today, even if it’s starting small.
It’s kind of like going the tutoring route, except you’re teaching English with a company like VIPKid (a big favorite of fans in our Ramsey Baby Steps Community on Facebook). Now if the word teach makes you a little nervous, don’t worry. They’ll handle all the lesson plans and grading for you. But you do need to have an interest in helping others learn and the ability to guide a class online. Getting paid while helping others? This one truly is a win-win!
 @Philip Taylor I was merely using medical science as an example profession. It’s quite obvious that you don’t have any professional courtesy and downplay professions in which you don’t understand. Logo design isn’t just logo design. I don’t know what the profession of a public accountant entails, or a lawyer perhaps, so I’m not going to give advice on matters that I don’t especially have knowledge in.
I wish I had more time to put into real estate. Given the run up since 2012, I may even be interested in selling my condo that I currently rent out. I need to get it appraised to really see what it’s worth, but I think conservatively it’s gone up ~50%, although rent is probably only up ~10% or so. I am bullish on rents going up in the future… mostly in line with inflation, or perhaps even slightly faster due to constricted credit and personal income growth which should provide a solid supply of renters. At this point, I just don’t want to manage the property. I’ll probably look into a property manager as my time is likely worth turning it into a nearly passive investment.
You can work as a virtual assistant through dedicated websites, such as Upwork or Zirtual. All kinds of skills are needed, and compensation can vary anywhere between $10 per hour to $100 or more. Obviously, the higher pay will be to people who have more technical skills, such as web building skills and marketing. I watched an episode of Shark Tank once where I was introduced to Major Robert Dyer. Major Dyer was pitching a new energy drink called The Ruck Pack Energy Drink. It’s not like the world needs another energy drink, but he was able to convince both Kevin O’Leary and Robert Herjevic, two of the investors on the show, to give him $150k in exchange for 20 percent of the company.
In January 2018, I missed my chance of raising the rent on my new incoming tenants because it didn't come to mind until very late in the interview process. I didn't write about my previous tenant's sudden decision to move out in December 2017 after 1.5 years, because they provided a relatively seamless transition by introducing their longtime friends to replace them. I didn't miss a month of rent and didn't have to do any marketing, so I felt I'd just keep the rent the same.

Revenue sharing sites give you the opportunity to earn money online without having a website or a product to sell. If writing is your hobby, for example, then you can earn extra income by writing high quality articles and submit them to different locations on revenue sharing sites. I must admit I’ve never tried it, but I wanted to get it out as it can be a viable option to get started with.
Unfortunately, I can’t answer that conclusively one way or the other. It all depends on you, what you like to do, your work ethic, personality, etc. If you are a good writer perhaps you could write a book and make money that way. Or, you could start your own website and do affiliate marketing. Just because you are young it doesn’t mean you can’t make money doing at least a few of these ideas. You’ve probably heard of affiliate marketing before – it’s when you earn a commission by promoting a product. The product you promote online should be something you’re knowledgeable about and that you believe is high quality. Common sense, right? You’d be surprised by how many affiliate marketers forget that principle, but that’s a whole other story.
If you have nothing of value to sell from home then retail arbitrage might be a better option for you. Many people partake in arbitrage to earn a little extra money, and for some, it has even become their full-time job. Retail arbitrage is the buying of goods at a low price and then selling them on a different platform at a higher price. Sales in shops provide ideal opportunities to pick up products for next to nothing. These can then be sold on eBay or Amazon for higher amounts, making you a nice profit.
