You can find index funds through most banks (just make sure they charge less than 1% fees), or through online sites like Vanguard.com.  Pick an index fund or ETF with a long track record and set it up to automatically take $170 per month from your bank account.  Just let it sit and do not touch it for any reason!  You’re guaranteed to see the money fluctuate up and down but do not touch it!   If you just leave it alone for years and keep adding to it each month, you’re pretty likely to end up with substantial wealth.
Even in the age of automation, some jobs still require a human touch. Companies often outsource those jobs via services like Amazon’s Mechanical Turk. These jobs can be tedious — tagging images, transcribing videos, classifying receipts — and can take anywhere from a few minutes to a few hours. Pay depends on the task, and the person requesting the work gets to approve the finished product before paying you. If you have previous experience as a computer programmer or have skills in this field, then there is plenty of work you can pick up as a freelancer. If lack of confidence is holding you back, then Free Code Camp is an excellent way to get your foot in the coding door. This organization provides free courses where you will build real-life apps and programs, giving you experience and plenty to add to your CV.


After these tenants move out, I'm thinking of just keeping the rental empty with furniture. It sounds stupid to give up $4,200 a month, but I really hate dealing with the homeowner association, move-in/move-out rules, and maintenance issues. Given that the condo doesn't have a mortgage and I have to pay taxes on some of the rental income, I'm not giving up that much. The condo can be a place for my sister, parents, or in-laws to crash when they want to stay in SF for longer than a week or two.
I guess I just don’t understand why the specific importance of focusing on “dividends” instead of focusing on the total return of your investment, including stock appreciation. I don’t really care if a company decides to issue a dividend or not; presumably, if they don’t issue a dividend, then they’re doing other things to increase the value of the company, which will be reflected in the stock price of the company. As an investor, I can make money by selling a percentage of my holdings or collecting dividends, and I don’t really care how that’s divided up – it’s an artificial distinction.
20. Etsy – If you like to create arts and crafts, you can sell them on Etsy.It’s completely free to open an Etsy store. You simply sign up, post pictures of your creations and starting selling. You can choose your payment option, but PayPal is generally the easiest. Etsy makes it easy to sell and keep track of your inventory. There is a small listing fee and they take 3.5% of every sale you make.

Channel your inner minimalist and get rid of all those dusty DVDs or CDs on your entertainment stand or in boxes under your bed. And make the whole process easier with Decluttr. I wish I had more time to put into real estate. Given the run up since 2012, I may even be interested in selling my condo that I currently rent out. I need to get it appraised to really see what it’s worth, but I think conservatively it’s gone up ~50%, although rent is probably only up ~10% or so. I am bullish on rents going up in the future… mostly in line with inflation, or perhaps even slightly faster due to constricted credit and personal income growth which should provide a solid supply of renters. At this point, I just don’t want to manage the property. I’ll probably look into a property manager as my time is likely worth turning it into a nearly passive investment.

You simply put a link or a banner on your page and then you get a percentage if someone clicks through and buys the product/service. You’ll want to select products that are specifically within your blog’s category.This is an effective way to earn money once you have the traffic coming to your blog.

You can set up a website, gradually build up the content (articles, videos, podcasts, etc.), then eventually monetize the site through advertising, affiliate marketing, or even the direct sale of specific products or services. Even better, you can generally find whatever services and technical assistance you need online and free of charge. Later on, when your site develops a reliable cash flow, you can begin working with paid providers who can take your blog to the next level.
What does that mean for you? It means Nielsen will pay you $50 a year to keep their app on your favorite internet browsing device. The app itself collects statistics on your internet usage anonymously, so you never have to worry about any data being linked to you. And the best part is, the app takes up barely any space and doesn’t slow down your phone or tablet at all!
There are many comments about it being impossible to break into real estate with little money, or needing help from the bank of mommy and daddy. It is possible. I bought my first property, a multifamily, 6 months after graduating college, with a garbage job I got 3 months before and barely 7k in the bank. It’s now two years later and I’ve purchased a second this summer. Regarding management, I self-manage like most ‘small time’ landlords. Unless you own a massive apartment buidling, there’s no need to professional managment. Like another comment mentioned, I’ve only ever gotten heating issues or other minor things, for which I have a handyman to take care of. Aside from that, it’s fairly passive IMO. Dividend investing doesn’t require 100k either. It’s just an example the author used. I invest un securities with dividends ranging from 2-12%, and hedge/balance according to risk. Higher dividend % isn’t always better, but there are some good deals you can find. I think the key is to realize that you don’t need to stick to just one form of passive investment. Sure, 10 properties sounds daunting, and a $1M portfolio seems impossible, but you can combine both, as well as other passive income strategies. And ofc, the more risk you are willing to take on, the higher the potential reward (and loss). I day/swing trade, but wouldn’t advise this. It’s also not passive, I spend a massive amount of time researching and analyzing the technicals, but it’s worth it for now, as I’m fairly consistnet with profits. I have not tried blogging, and am not sure I’d be any good at it. I dabbled in ecommerce but found it was too time consuimg, but I know people who were able to quit their 9-5s from ecommerce. I’m sure no matter how much debt you have (i have 30k unsecured debt) or how little you think you make, there is a way to start investing today, even if it’s starting small.

Within six months of selling, however, I had reinvested the proceeds from the home sale and brought total passive income for 2018 back up to an estimated $203,724. With affiliate marketing, the more relevant traffic you can pull in, the more you’ll make off your site.
This has become a popular business model for online entrepreneurs over the past several years, and will probably just continue to grow in popularity. The best thing about selling online courses is that once you do the up-front work in creating the course and setting up your marketing strategy, you can get paid over and over again for work you do once.
