However, until we get another reset in valuations (I’m calculating a 40% to 50% correction is justified ), I’ve moved largely to the sidelines. Beginning in July 2013, I began slowly reducing equity exposure and am now sitting firm at 40% with the balance in various forms of 5 yr cd’s and short duration bonds. This is down from over 60% when I ramped up to take advantage of the March 2009 lows.
A fitness site can have numerous revenue streams. Create healthy eating plans and recipes and lock them away as premium content. Promote and sell a fitness training course, eBook, or a series of videos. Or advertise your own personal fitness services on your site. Topfithub is a good example of a fitness site with decent video content alongside product reviews.
First off, I’m a blogger so it seems wrong not to mention it, but more importantly, it’s a legitimate way to make money. It’s quite possibly the least straight-forward way on this list, but it’s very doable and it’s also quite possibly the funnest way on this list. In expensive cities like San Francisco and New York City, net rental yields can fall as low as 2%. This is a sign that there is a lot of liquidity buying property for property appreciation, and not so much for income generation. This is a riskier proposition than buying property based on rental income. In inexpensive cities, such as those in the Midwest, net rental yields can easily be in the range of 8% – 12%, although appreciation may be slower.
This isn’t quick money, but you can make decent money with a little luck and solid, consistent effort. Believe me, it can be tough and a bit time consuming, but it can be done. Writing an eBook and selling it on your blog can be a great money maker. Your eBook should be directly relevant to your blog’s content so you can sell your book to your existing audience. Creating a recipe eBook for a food blog or an eBook full of training plans to complement your fitness site are just a couple of examples that have the potential to sell.
Writing eBooks is an excellent strategy for people who are skilled writers and feel like they could do enough research to learn what is necessary to write a book on some topic.  I wrote my first eBook about photography.  I wasn’t a pro, but I really liked photography and thought I could at least share what I’d learned so far.  It did so well that it is what motivated me to start a blog and work online.

Are you an animal lover at heart? How about making some extra money just by taking a dog for a walk or boarding a cat for the weekend? You can advertise your own pet-sitting business on social media, put up signs throughout your neighborhood, or use a website like Rover. They let you set your schedule and adjust your fees as you see fit. If you do use Rover, keep in mind that they take a cut of what you make.(3)
Sell baked goods. Working parents might not have the time to whip up a birthday cake or cupcakes for school parties. That’s where you come in if you can create tasty baked goods. A friend of mine who is a single mom started making cupcakes as a way to keep herself occupied while staying with her dad when he was undergoing chemotherapy. She posted a picture of her cupcakes on Facebook and instantly received several orders from friends. Now she makes about $200 a month making cupcakes for others who hear about her through word of mouth or see pictures of her cupcakes on her Facebook page.
Keep in mind though, you don’t need a website to do sponsored content since you can also get paid if you have a lot of social media followers. My wife has a pretty big Instagram following, and she gets all kinds of sponsorships. Not only does she get paid in cash, but we get a lot of free stuff, too. We’ve received free rugs, free lights, and free carpet cleaners. She only promotes things she loves though, so this strategy works really well for her.
In Eric Reis’s The Lean Startup, a fantastic book about how today’s entrepreneurs and startup companies are approaching the way they create and innovate, Eric talks about how vital it is to use validated learning and scientific experimentation to be able to steer a company in the right direction. In other words, to use customer feedback and quantified data analysis (of real, non-vanity metrics) from a minimal viable product to make decisions and pivot a business one way or another.
Write and publish an eBook. You don’t need a traditional publisher and financial backing to publish your own book anymore. In fact, Amazon.com makes it possible for you to publish your own eBook and sell it independently – with no financial investment on your part. And with Kindle eBook publishing, your book will appear on Kindle stores worldwide within 24-48 hours. Just be prepared to market it yourself on social media, your blog, or elsewhere if you expect to generate sales.
Writing an eBook, like you said, is not easy. First you have to have something to write about, which often means that you need to be some kind of respected expert in the field you wish to write about.However, if you can get past the initial trouble of selecting a topic, becoming an expert, and finally writing about that topic, that’s when the hard part really starts….
I own several rental properties in the mid west and I live in CA. I have never even seen them in person. With good property management in place (not easy to find but possible) it is definitely possible to own cash flowing properties across the country. Not for everyone and not without it’s drawbacks, but it seems to be working for me so far. I’m happy to answer any questions about my experience with this type of investing.
I wanted to specifically call out one particular strategy within equity investing that bears mentioning – dividend growth investing is when you focus on stocks that not only pay a dividend but have a history of strong dividend growth. When I was first building my portfolio of individual stocks, I focused on buying companies with a history of dividends, a history of strong growth, and financials that supported a continuation of both.

Obviously requires a lot of front end effort in your 20s and/or 30s depending on length of service however once out and receiving it is totally passive with cost of living adjustment included most years. It has changed somewhat with new “blended retirement” plan but even those not staying past first or second enlistments often will get some VA rating. My wife got it on both ends of her service as the Navy paid for med school and then she was rated by VA after seven years active duty.
Perhaps a coworker purposefully tries to make your life miserable because they resent your success. Maybe you get passed over for a promotion and a raise because you weren’t vocal enough about your abilities, and mistakenly thought you worked in a meritocracy. After these tenants move out, I'm thinking of just keeping the rental empty with furniture. It sounds stupid to give up $4,200 a month, but I really hate dealing with the homeowner association, move-in/move-out rules, and maintenance issues. Given that the condo doesn't have a mortgage and I have to pay taxes on some of the rental income, I'm not giving up that much. The condo can be a place for my sister, parents, or in-laws to crash when they want to stay in SF for longer than a week or two.

Marketing to an actively interested group of email subscribers is one of the best ways to make money online. Another option is to take photos locally for homeowners. Many people don't have good home listing photos of the home they're trying to sell. If you notice, many of these pictures, aside from the ones done by professional photographers, have bad lighting, show clutter, etc. If you're good at taking pictures and have a nice camera, you might be able to sell your photo taking services to real estate agents or to people trying to sell their own home.
It can take time to build up your personal freelance business. Yet, there is more demand than ever for freelancers. So, if you want to kick start making money online through freelancing you can join one of the top freelance networks, such as Flexjobs, SolidGigs, Contena, Upwork, Fiverr, or PeoplePerHour. Sign up, build your profile, upload some samples of your work and start making extra money by doing small freelance jobs.
Test websites. Remote usability testing means getting paid to navigate a website for the first time and giving feedback to the website owner. Most tests take approximately 15 minutes, and you can get paid up to $10 for each test. A test involves performing a scenario on the client’s website and recording yourself doing it. Provide excellent customer service. Answer any questions buyers post as quickly as possible. Be professional and courteous. Positive communication builds your reputation with buyers and gets you return business. Also, package your product well and ship it out quickly. Allowing an item to become damaged or taking too long to ship can negatively affect your reputation among buyers. Wrap all items, especially fragile ones, in appropriate packaging. Commit to shipping items as soon as you receive payment.[32]
Another option: Consider starting your own real estate investment group. This is a great way to team together with other small investors, either via pooling your money together or simply by learning from eachother. Ask yourself how many hours a week do you spend sitting in silence, coming up with an idea and working on your idea? We’re so busy with our jobs that our childhood creativity sadly vanishes at some point in our lives. There are food bloggers who clear over $15,000 a month. There are lifestyle bloggers who make over $10,000 a month while living in Thailand. And there are even personal finance bloggers who’ve sold their sites for multi-millions.
Could you make an extra $200 per month? Sure. How about an extra $1000 per month? How would that change your life? To most, it would make a monumental difference. But what if  we were talking thousands more per month or even tens of thousands more? How would that alter the trajectory of your life? Clearly, you can make money on the internet. You just have to decide how much of your time it's worth.

Hi there. I am new here, I live in Norway, and I am working my way to FI. I am 43 years now and started way to late….. It just came to my mind for real 2,5years ago after having read Mr Moneymoustache`s blog. Fortunately I have been good with money before also so my starting point has been good. I was smart enough to buy a rental apartment 18years ago, with only 12000$ in my pocket to invest which was 1/10 of the price of the property. I actually just sold it as the ROI (I think its the right word for it) was coming down to nothing really. If I took the rent, subtracted the monthly costs and also subtracted what a loan would cost me, and after that subtracted tax the following numbers appeared: The sales value of the apartment after tax was around 300000$ and the sum I would have left every year on the rent was 3750$……..Ok it was payed down so the real numbers were higher, but that is incredibly low returns. It was located in Oslo the capital of Norway, so the price rise have been tremendous the late 18 years. I am all for stocks now. I know they also are priced high at the moment which my 53% return since December 2016 also shows……..The only reason this apartment was the right decision 18 years ago, was the big leverage and the tremendous price growth. It was right then, but it does not have to be right now to do the same. For the stocks I run a very easy in / out of the marked rule, which would give you better sleep, and also historically better rates of return, but more important lower volatility on you portfolio. Try out for yourself the following: Sell the S&P 500 when it is performing under its 365days average, and buy when it crosses over. I do not use the s&P 500 but the obx index in Norway. Even if you calculate in the cost of selling and buying including the spread of the product I am using the results are amazing. I have run through all the data thoroughly since 1983, and the result was that the index gave 44x the investment and the investment in the index gives 77x the investment in this timeframe. The most important findings though is what it means to you when you start withdrawing principal, as you will not experience all the big dips and therefore do not destroy your principal withdrawing through those dips. I hav all the graphs and statistics for it and it really works. The “drawbacks” is that during good times like from 2009 til today you will fall a little short of the index because of some “false” out indications, but who cares when your portfolio return in 2008 was 0% instead of -55%…….To give a little during good times costs so little in comparison to the return you get in the bad times. All is of course done from an account where you do not get taxed for selling and buying as long as you dont withdraw anything.

It’s the best free financial app out there to manage your money.
Did you know you can make money simply by owning a car? It's true, thanks to a company called Turo. Turo is a “car sharing marketplace.” Next time you're in a new city and need to rent a car–instead of using an airport car rental, you could use Turo and rent actual people's cars! (Similar to how Airbnb replaces hotels). Turo lets car owners earn money in three ways: local pickup (renting your car from your own driveway); delivering your car to local places; and also by leaving your car somewhere to be picked up (such as at the airport). I wish I had more time to put into real estate. Given the run up since 2012, I may even be interested in selling my condo that I currently rent out. I need to get it appraised to really see what it’s worth, but I think conservatively it’s gone up ~50%, although rent is probably only up ~10% or so. I am bullish on rents going up in the future… mostly in line with inflation, or perhaps even slightly faster due to constricted credit and personal income growth which should provide a solid supply of renters. At this point, I just don’t want to manage the property. I’ll probably look into a property manager as my time is likely worth turning it into a nearly passive investment.

Another benefit of investing in rental properties is the loan pay down. If you obtain a loan to buy the property, each month your tenants are paying off part of the loan. Once the mortgage on the property has been paid off, your cash flow will increase dramatically, allowing your mediocre investment to skyrocket into a full-fledged retirement program.
Consider your expertise. If you take the time to reflect on your experiences, you will realize that you have more knowledge about which to write than you might think. Begin by listing three assets that define you, such as your profession, a special hobby or a personality trait. Next, list three things that inspire you, such as religion, education or charity. Finally, list three of your dreams, such as getting married, traveling or spending more time with your children. These three lists should give you many ideas of topics about which you can write.[13]
City-dwellers often don’t use their cars for days or weeks at a time. That idle time can translate to money with services like Getaround and Turo, which let you rent out your car by the hour or day. Earning potential varies by car and location, but standard vehicles typically rent for $30 to $50 per day. Luxury cars and sport-utility vehicles command even more money. Just be sure you talk to your insurance provider before signing up to make sure that you don’t run afoul of the policy.
