With good property management in place (not easy to find but possible) it is definitely possible to own cash flowing properties across the country. Not for everyone and not without it’s drawbacks, but it seems to be working for me so far. I’m happy to answer any questions about my experience with this type of investing.
However, until we get another reset in valuations (I’m calculating a 40% to 50% correction is justified ), I’ve moved largely to the sidelines. Beginning in July 2013, I began slowly reducing equity exposure and am now sitting firm at 40% with the balance in various forms of 5 yr cd’s and short duration bonds. This is down from over 60% when I ramped up to take advantage of the March 2009 lows.
For sure! I think that’s something Jeff and I have learned rather quickly is to definitely not put all your eggs in one basket. We had 1-2 affiliates that we promoted for the longest time that were by and large our main sources of income. We realized that if we lost even 1 of those affiliates we would be in for a huge world of hurt when it came to our monthly intake.
It will take a long time to build up your photography skills when you start, but it can be a great job for stay-at-home moms if you choose your genre carefully.  For example, if you shoot weddings you’ll have to work every weekend, which means goodbye family time.  You wouldn’t have chosen to by a stay-at-home mom if you were willing to not be with your family.  But there are other genres that work great for moms, like doing real estate pictures for Realtors, doing baby photography, senior pictures, etc.  I wrote more about the myths of being a professional photographer here.

Anthony, nice setup! To your question about the rental mortgages, you haven’t said what interest rate you are paying. As a start, if you are paying more than the risk free rate (Treasury bills) which you probably are, then a true apples to apples comparison would be yes, pay off the mortgage. But, if you are comfortable taking more risk, you have other options to invest in which you *hope* will yield you more over the coming years. You also didn’t say whether the rentals generate net income and if so, how much? What is the implied rate of return on the equity you have invested in them? If you pay the mortgages off, you’ll have even more equity tied up, will the extra net income make that worthwhile? Maybe you should use the money to buy more rentals instead, if purchase opportunities still exist in your town. … this is less of an answer than a framework to analyze the decision, hope it is helpful.

​Self Publishing is mainstream today. When you purchase an eBook off of Amazon there’s a pretty good chance you’re buying a self-published book. Self-publishing is also ridiculously easy. I tried this a few years ago and couldn’t believe how simple the process was. To self-publish a book you’ll first need to write and edit it, create a cover, and then upload to a program such as Amazon’s Kindle Direct Publishing. Don’t expect instant success though. There will need to be a lot of upfront marketing before you can turn this into a passive income stream.
 @dasjung No doubt! I know this and you know this, and any other highly skilled and educated designer will also know this. But what about the customers? The people who are looking for a logo design with much consideration of price in this economy.  Knowledge and talent expect the monetary reimbursement it deserves, but unless everybody has a trained eye to recognize it, they just aren’t going to dish out the money for it. That is the point I am trying to make. It is like calling the neighborhood handyman instead of  a high cost plumber to fix a small leak.
Finally, when looking around for the right personal finance software that meets your needs, make sure that you’re comfortable with the program’s interface. It shouldn’t be expected that you recognize every single feature instantly, but if the features don’t seem readable and manageable to you, then you’re not as likely to use it and get the full benefits.
Great job, note the home upsizing works only in appreciating housing markets (I’ve done a similar this in CA but it was 7 years same home to gain almost 500k profit which is around the govt cap for tax-free home profits. What a gift! Thanks booming economy and generous govt taxation on home profits). Those proceeds bought our next house cash and invested the remainder in domestic stock (which has been equally profitable).
