We’ve discussed how to get started building passive income for financial freedom in a previous post. Now I’d like to rank the various passive income streams based on risk, return, and feasibility. The rankings are somewhat subjective, but they are born from my own real life experiences attempting to generate multiple types of passive income sources over the past 16 years.
I’ve been doing affiliate marketing for the past 6 months and it pays pretty good money. In addition to that I receive training on how to do well. The best thing about it besides getting a side income, I didn’t have to pay anything to get started. So many scams out here asking for money. If you want to make money and not spend it I have a few suggestions.
stREITwise offers a hybrid investment between traditional REIT fund investing and the new crowdfunding. The fund is like a real estate investment trust in that it holds a collection of properties but more like crowdfunding in its management. The fund has paid a 10% annualized return since inception and is a great way to diversify your real estate exposure.

Well written piece, but I question the core premise. Why the fascination with maximizing “income” (passive or otherwise). Shouldn’t the goal simply be to maximize long-term after tax growth of your entire portfolio? If this takes the form of dividend paying stocks, so be it. But what if small caps are poised to outperform? What if you want to take Buffet’s or Bogle’s advice and just buy a broad market index like the S&P 500, (no matter what the dividend because you’ll just have it automatically reinvested to avoid the transaction fees).

Start an affiliate marketing website: This passive income model works for individuals who already own a bog or website. Here, your business goal is to contact companies and offer to tout their products and services, usually for a fee or a commission, based on the number of page views you get. Studies show that more people spend time online and less watching TV or reading the newspaper. Take advantage of that leverage and earn income from the tens of thousands of companies who want to reach an audience - maybe your audience. Either reach out to companies directly or go through a site like ClickBank, which offers affiliate marketing opportunities.
29. Videos – This could be an entire section on it’s own. Many people have made money by creating YouTube videos. Evan of EvanTube is a kid and he has made millions by creating reviews of products that other kids his age would use. It’s not easy to get views into the millions, but once you do, you’ll start seeing some cash come in. Many bloggers have completely turned to videos to get their point across by starting a video blog.
Part of providing value is building trust. Don’t link to things that aren’t of good quality or people won’t trust your recommendations. The other part of making an audience is consistency. It matters less how often you post than how consistently. If you only have time to do one post a month, that post should come out on the same date and time each month.
Peer-to-peer lending ($1,440 a year): I've lost interest in P2P lending since returns started coming down. You would think that returns would start going up with a rise in interest rates, but I'm not really seeing this yet. Prosper missed its window for an initial public offering in 2015-16, and LendingClub is just chugging along. I hate it when people default on their debt obligations, which is why I haven't invested large sums of money in P2P. That said, I'm still earning a respectable 7% a year in P2P, which is much better than the stock market is doing so far in 2018!
The stuff you can't sell online, you could sell from your garage on the weekends. Many neighborhoods plan annual or bi-annual yard sales. If you have items to sell, this is a great time to do it as the neighborhood as a whole can bring in a lot of traffic and help you perform better than you would on your own. If that's not possible, consider partnering up with a couple of families in a popular neighborhood.

The market is booming and the time is ripe for entry, no matter how big or small your home or condo might be. 
Hold a yard sale. If you have a yard or garage and plenty of items to sell, you can have a yard sale as early as tomorrow. By advertising your sale on local Facebook pages and Craigslist, you can also skip the paid newspaper ad and keep all of the profits for yourself. If you don’t have time to price everything, try asking patrons to “make an offer” or grouping similar items on tables with an advertised price (e.g. everything on this table is $5).
Answer surveys. Survey companies I recommend include American Consumer Opinion, Survey Junkie, ProOpinion, Pinecone Research, Opinion Outpost, Survey Spot, National Consumer Panel, VIP Voice, Earning Station, and Harris Poll Online. They’re free to join and free to use! You get paid to answer surveys and to test products. It’s best to sign up for as many as you can as that way you can receive the most surveys and make the most money.

I own several rental properties in the mid west and I live in CA. I have never even seen them in person. With good property management in place (not easy to find but possible) it is definitely possible to own cash flowing properties across the country. Not for everyone and not without it’s drawbacks, but it seems to be working for me so far. I’m happy to answer any questions about my experience with this type of investing.
There are many comments about it being impossible to break into real estate with little money, or needing help from the bank of mommy and daddy. It is possible. I bought my first property, a multifamily, 6 months after graduating college, with a garbage job I got 3 months before and barely 7k in the bank. It’s now two years later and I’ve purchased a second this summer. Regarding management, I self-manage like most ‘small time’ landlords. Unless you own a massive apartment buidling, there’s no need to professional managment. Like another comment mentioned, I’ve only ever gotten heating issues or other minor things, for which I have a handyman to take care of. Aside from that, it’s fairly passive IMO. Dividend investing doesn’t require 100k either. It’s just an example the author used. I invest un securities with dividends ranging from 2-12%, and hedge/balance according to risk. Higher dividend % isn’t always better, but there are some good deals you can find. I think the key is to realize that you don’t need to stick to just one form of passive investment. Sure, 10 properties sounds daunting, and a $1M portfolio seems impossible, but you can combine both, as well as other passive income strategies. And ofc, the more risk you are willing to take on, the higher the potential reward (and loss). I day/swing trade, but wouldn’t advise this. It’s also not passive, I spend a massive amount of time researching and analyzing the technicals, but it’s worth it for now, as I’m fairly consistnet with profits. I have not tried blogging, and am not sure I’d be any good at it. I dabbled in ecommerce but found it was too time consuimg, but I know people who were able to quit their 9-5s from ecommerce. I’m sure no matter how much debt you have (i have 30k unsecured debt) or how little you think you make, there is a way to start investing today, even if it’s starting small.

A large subset of our society is earning a full-time income by selling items on Craigslist and eBay. You can do this by selling your own items, or you can help sell items for other people and take a small commission. Selling on eBay offers more friction than Craigslist and you'll need to establish solid reviews before you can begin to move high-ticket items.

Blogging is still going to take work starting out. That path to $5,000 a month didn’t happen overnight but just like real estate development, it build up an asset that now creates constant cash flow whether I work or not. I get over 30,000 visitors a month from Google search rankings, rankings that will continue to send traffic even if I take a little time off.

Freelancing is the next best thing to being paid more for your full-time work, because professional work always pays more than unskilled. To find opportunities, let former colleagues or other personal connections that you’re available for freelance gigs. (Here are some ideas on how LinkedIn could be useful for that.) Or, post on marketplaces particular to your field. For instance, Mediabistro, a journalism site, allows freelancers to post profiles of their experience and services. Though these are more up to chance, designers can bid on jobs at 99Designs.com or submit a design at Threadless, to see if it will be crowdfunded. Elance-Odesk also lists many freelance opportunities, and you can also post your own services on Fiverr, although some freelancers say these services create a race to the bottom on fees and so are not very lucrative. Matched Betting (not available in the USA) enables you to gamble (nearly) risk-free. I say nearly as there is always room for error! It involves placing bets on all outcomes of an event, using free online bets given out by the Bookies. Although it may take a while to get your head around the concept, Matched Betting can make a substantial addition to your monthly income.
Invest. There are no guarantees when it comes to investing, but you should always start sooner rather than later. If you are looking for a good investing platform, I recommend Motif. Motif Investing allows individuals to invest affordably. This approachable investing platform makes it easy to buy a portfolio of up to 30 stocks, bonds or ETFs for just $9.95 total commission.
I’m a 45 year old business owner who also has focussed on diversifying my income streams. I have a short term vacation rental in Florida that I bought for $390k in 2012 and net rental income for the last three years has been growing steadily. 2015 I am at $70k gross right now but should end up at $80-85k with net around $45k plus we use the place about 35 nights a year.

There is a specific tax definition of passive income, known as “passive activity” to the Internal Revenue Service. Passive income is any income you make without actively working or are materially involved. The IRS defines it as any rental activity or any business in which the taxpayer does not “materially participate.” Nonpassive activities, or active activities, are businesses in which the taxpayer works on a regular, continuous, and substantial basis.
This is a more technical way to make money online then most of the other strategies given. Since David may never be coming back to this site, If anyone other than David can point me in the right direction, Id greatly appreciate it. I live in Chicago, and I need to buy a quality rental to hold long term somewhere but I have no idea where, and I really don’t want to buy in Chicago. Chicago is insanely corrupt and in HUGE debt. I cant leave Chicago in the near term, I take care of an aging parent, and if I left, my salary would drop by 50%. Id still like to diversify into a rental property.. but I feel that if I just call up a stranger, they’d attempt to sell me their best pig with lipstick, and pressure me to jump on the deal before someone else ‘stole’ it. I have no problem hiring a property inspector from a different city, but don’t want to waste hundreds of dollars if the agent is steering us towards crap property after crap property. Yes, your question about how much babysitters or nannies make? Well in NYC, going rate is 15-16 per hour. And can go up to 20-30 an hour.We negotiated a flat rate per week with our nanny. It can be lucrative to make extra money. Pet sitting is also expensive. Some pet sitters can make 20 and hour also. Dog walkers also make some decent money, especially in NYC. I really had no idea how costly it could be until we had a baby and started doing research!


Getting businesses to advertise on your podcast, either at the beginning or end or both is a great way to create a revenue through podcasts. Most businesses won’t be keen to advertise on your podcast until you can prove a large number of listeners. Therefore, it is unlikely you will be able to start out from the get-go with sponsors. But once you accumulate regular listeners or a high number of downloads from iTunes, you can start to sell advertising space on your podcasts.
White labeling products involve purchasing pre-made products from a supplier and then adding your own labeling and branding. Products could range from candles to gym equipment or even tea, but all will come without labels, allowing you to create your own new range of merchandise. Most suppliers will advertise the fact they offer white labeled goods on their websites, so pick your niche and then find the right supplier and product for you. Once labeled, products can be sold via sites like eBay and Amazon, or from your own eCommerce store (discussed in a moment).
It is very important to understand that contacting a “professional” to learn how to do this only results in them trying to sell me crap properties (whether high end or low end). I’ve tried contacting realtors out of state, and they attempt to sell me crap or someone else’s problem. No one has a vested interest in actually helping someone or teaching them about how to get an out of state rental. very frustrating. I could go out tomorrow and buy a rental in my city, but that is the last place I want to own one. Anyone? Are there an real people on here?

My husband owns a complete auto care business and we are leaning towards purchasing vehicles from individual sellers to resell. That may be the more certain route to take. We have access to auto technicians and auto equipment etc. I was kinda trying to do something myself, I’ll get back to brain storming!
Thanks for writing this Mr. Samurai. I just got over the student loan hump but I feel pretty good about it at 27 having a graduate degree and being 100% debt free. Now that I’m on the other side it is good for my brain to absorb some of your knowledge regarding passive income investments. When was the last time you went to a new restaurant without looking it up online beforehand? Or bought a product that didn’t have at least a few 5-star reviews? It seems like more and more our world is run on reviews. And you can make money online by writing them. Get started by creating accounts on sites like Vindale research, Software Judge, FameBit, CrowdTap, Influence Central, and Modern Mom. However, before you run off and start writing, be sure to check the small print on each of these sites. Writing reviews isn’t a huge source of guaranteed income and you want to make sure that it’s worth your time before you get going.
Or you can take dog walking a step further and get paid to take a dog in while the owner is away! Have you ever checked to see what it costs to board a pet? Those places are not cheap! Do some research and charge 10 – 20% less. Post your ads on Craigslist or around town. But don't expect people to just leave their loved one with a stranger. And while real estate is an excellent option, it does require a significant initial investment, so whether or not this passive income stream is right for you depends on your current financial situation. You might be better off starting with an investment strategy where you can build funds until you have a big enough sum to get involved in real estate.

I wish I had more time to put into real estate. Given the run up since 2012, I may even be interested in selling my condo that I currently rent out. I need to get it appraised to really see what it’s worth, but I think conservatively it’s gone up ~50%, although rent is probably only up ~10% or so. I am bullish on rents going up in the future… mostly in line with inflation, or perhaps even slightly faster due to constricted credit and personal income growth which should provide a solid supply of renters. At this point, I just don’t want to manage the property. I’ll probably look into a property manager as my time is likely worth turning it into a nearly passive investment.

 Thanks for your response Phil.  I see where you’re coming from with regards to sensitivity.  It DOES seem, however, that truth and clarity can be expressed with so much more civility in this world of ours where so little of that seems to exist these days.  Truth and clarity expressed elegantly and with civility will always be better received and, hence, achieve better and longer lasting results, than when expressed brashly or without regard for the experience and perspective of those who may see things a little differently.

While writing blog posts is well paid it won’t make you as much money as writing copy for sales pages. However, clients can be more fussy, as they want the highest quality writing for the forefront of their website or advertising campaigns. Many freelance writers offer both copywriting and blog writing amongst their services. This can be a good way to juggle regular but lower paid clients (blogging) with the higher paid but ad-hoc project based copy work.

Now I’ve been using Swagbucks for a while and have found the money works out to just under $2 an hour so this isn’t something that’s going to make you rich. You’d have to work 2,500 hours to make $5,000 so that’s about three and a half months, non-stop. The thing with Swagbucks though is you can do it when you’re doing something else so I flip through surveys and other stuff while I’m cooking dinner or flipping channels.
If you're interested in online marketing, setup email software and create a lead magnet that you can use in your sales funnel. Then, build up that list. It's often said that you can expect to earn about $1 per subscriber per month. If you have a list of 10,000 subscribers, that means you can earn roughly around $10,000 per month. You will need to deliver value and not pitch them on every email, but it is a very achievable goal in a short period.
