Like other food delivery jobs on this list, Instacart lets you earn a per-trip rate plus tips. Shipt is another service that will pay you to shop for groceries and deliver them to consumers in your area, so make sure to see if they’re available where you live.
Our favorite platform for this is RealtyMogul because you get the flexibility to invest as little as $1,000, but can also participate in REITs and private placements – typically not offered to the public. Investors can fund real estate loans to gain passive income or buy an equity share in a property for potential appreciation. Their platform is open to both accredited and non-accredited investors.
Don't sacrifice morals for a quick buck — At the outset, you'll want to do all sorts of things to make money online, but don't sacrifice your morals for a quick buck. Not only will you put people off, but you'll lose Google's trust. You also shouldn't concern yourself with things like Adsense or other ads on a blog before you have around 100,000 visitors per day. Yes, per day. 
Track Your Wealth For Free: If you do nothing else, at the very least, sign up for Personal Capital’s free financial tools so you can track your net worth, analyze your investment portfolios for excessive fees, and run your financials through their fantastic Retirement Planning Calculator. Those who are on top of their finances build much greater wealth longer term than those who don’t. I’ve used Personal Capital since 2012. It’s the best free financial app out there to manage your money.
Oh, my! That is quite a comprehensive list of ways to make extra money. I think many folks are looking to make an extra buck – especially online. And somehow just because it is online, they think it should be easy as well. My experience is that most of the money making ideas are good but need persistence and follow up before they start generating serious coin.
A fitness site can have numerous revenue streams. Create healthy eating plans and recipes and lock them away as premium content. Promote and sell a fitness training course, eBook, or a series of videos. Or advertise your own personal fitness services on your site. Topfithub is a good example of a fitness site with decent video content alongside product reviews.
I wish I had more time to put into real estate. Given the run up since 2012, I may even be interested in selling my condo that I currently rent out. I need to get it appraised to really see what it’s worth, but I think conservatively it’s gone up ~50%, although rent is probably only up ~10% or so. I am bullish on rents going up in the future… mostly in line with inflation, or perhaps even slightly faster due to constricted credit and personal income growth which should provide a solid supply of renters. At this point, I just don’t want to manage the property. I’ll probably look into a property manager as my time is likely worth turning it into a nearly passive investment.

Good ranking FS, I’d have to agree with the rankings. And it looks like your portfolio covers five of the six! Some people consider real estate passive will others classify it as active. But every scenario is different, whether you are doing all the maintenance and managing yourself, or you are contracting out a lot of the work. Obviously it takes a lot more time and effort than purchasing a 36 month CD and “setting it and forgetting it.”
Freelancing is the next best thing to being paid more for your full-time work, because professional work always pays more than unskilled. To find opportunities, let former colleagues or other personal connections that you’re available for freelance gigs. (Here are some ideas on how LinkedIn could be useful for that.) Or, post on marketplaces particular to your field. For instance, Mediabistro, a journalism site, allows freelancers to post profiles of their experience and services. Though these are more up to chance, designers can bid on jobs at 99Designs.com or submit a design at Threadless, to see if it will be crowdfunded. Elance-Odesk also lists many freelance opportunities, and you can also post your own services on Fiverr, although some freelancers say these services create a race to the bottom on fees and so are not very lucrative. I started my little photography blog 5 years ago while I was a law student.  I could never have dreamed it would become a full-time job (yes, I did become a lawyer but I started earning far more from my blog than I could have as an attorney, so I don’t practice law anymore).  I recorded a 35-minute audio podcast with my wife about how exactly we got started that you can listen to here.  I’ve gotten tons of emails from readers who have told me they really appreciated that episode.

2. InboxDollars – InboxDollars is similar to Swagbucks, since you’re going to be taking surveys, shopping, etc., so if you want to maximize your return, sign up with both websites. They also offer a search engine that pays you (like Swagbucks) and you get $5 just for signing up.  I won’t continue to list survey sites one after another down the list, but if you want to get paid to take surveys, also check out GlobalTestMarket, E-Poll Surveys and Survey Club.
eBay is, of course, the biggest and most popular auction and shopping site out there. You pay a small insertion fee to list your product (starting from 10 cents) and a small portion of the selling price (10%) if your item sells. Currently, insertion fees for your first 50 listings per calendar month are free. Also, if you are planning to sell on regular basis, you may want to consider setting up an Ebay store. Among other things, this will allow you to list your products at reduced rates.
I’ve never invested in real estate (except to live in), but am always intrigued by communities like FS who seem to have such a passion for it. My intrigue stems back to my earlier comments that the long term trends in appreciation in real estate are simply not very competitive versus equities, despite what Robert Kiyosaki had to say in his book, Rich Dad, Poor Dad.

The site freecarmedia.com pairs car owners with advertisers who are looking for mobile billboards. Drivers can earn up to $400 per month by agreeing to have their vehicle wrapped with a vinyl decal (called a car wrap) provided by an advertiser. Generally, your program will last anywhere from 6 to 24 months, and you get paid for following your normal driving routine.
While passive income isn’t always easy to come by, it is possible to create residual revenue streams — even as a beginner. Remember, not all options will make sense for you. And chances are you’ll find one that sounds the most promising. Not sure which that may be? The best way to find out is just to simply get started. Many of the options on this list are free or at least offer a free trial, which gives you a chance to try before you buy!

Sure, 10 properties sounds daunting, and a $1M portfolio seems impossible, but you can combine both, as well as other passive income strategies. And ofc, the more risk you are willing to take on, the higher the potential reward (and loss). I day/swing trade, but wouldn’t advise this. It’s also not passive, I spend a massive amount of time researching and analyzing the technicals, but it’s worth it for now, as I’m fairly consistnet with profits. Monetize a hobby. While some hobbies actually cost money, others can be transformed into a profitable business venture. Ultimately, it depends on what your hobby is and how talented you are. You could turn your love of photography, for example, into a part-time gig taking family portraits and wedding photos or selling prints on Etsy or at arts fairs.
stREITwise offers a hybrid investment between traditional REIT fund investing and the new crowdfunding. The fund is like a real estate investment trust in that it holds a collection of properties but more like crowdfunding in its management. The fund has paid a 10% annualized return since inception and is a great way to diversify your real estate exposure.
Anthony, nice setup! To your question about the rental mortgages, you haven’t said what interest rate you are paying. As a start, if you are paying more than the risk free rate (Treasury bills) which you probably are, then a true apples to apples comparison would be yes, pay off the mortgage. But, if you are comfortable taking more risk, you have other options to invest in which you *hope* will yield you more over the coming years. You also didn’t say whether the rentals generate net income and if so, how much? What is the implied rate of return on the equity you have invested in them? If you pay the mortgages off, you’ll have even more equity tied up, will the extra net income make that worthwhile? Maybe you should use the money to buy more rentals instead, if purchase opportunities still exist in your town. … this is less of an answer than a framework to analyze the decision, hope it is helpful.
6. IZEA – IZEA works in addition to a blog or on its own. You get paid to blog, tweet, take photos and take videos. The pay is mostly based on your following, so if you want to make money with your tweets, you’ll need to grow you Twitter following.  Likewise, if you want to make money with blogs, you’ll need substantial blog traffic (more on blogging below).
Driving for Uber and Lyft are popular ways to make extra money in a month when you need it. You'll use your personal automobile to chauffeur riders around your city in return for a percentage of the fare. Remember that driving for a ride-hailing app can have tax consequences, so you should track expenses and earnings and report them appropriately at tax time.
Matched Betting (not available in the USA) enables you to gamble (nearly) risk-free. I say nearly as there is always room for error! It involves placing bets on all outcomes of an event, using free online bets given out by the Bookies. Although it may take a while to get your head around the concept, Matched Betting can make a substantial addition to your monthly income.

They let you set your schedule and adjust your fees as you see fit. If you do use Rover, keep in mind that they take a cut of what you make.(3)

In order to generate $10,000 in Net Operating Profit After Tax (NOPAT) through a rental property, you must own a $50,000 property with an unheard of 20% net rental yield, a $100,000 property with a rare 10% net rental yield, or a more realistic $200,000 property with a 5% net rental yield. When I say net rental yield, I’m talking about rental income minus all expenses, including a mortgage, operating expenses, insurance, and property taxes.


One of the easiest ways to get exposure to dividend stocks is to buy ETFs like DVY, VYM, and NOBL or index funds. You can also pay an algorithmic advisor like Wealthfront to automatically invest your money for you at a low fee. In the long run, it is very hard to outperform any index, therefore, the key is to pay the lowest fees possible while being invested in the market. Wealthfront charges $0 in fees for the first $15,000 and only 0.25% for any money over $10,000. Invest your idle money cheaply, instead of letting it lose purchasing power due to inflation. First: I understand why you would say that such investments are restricted to only accredited investors, because generally, that’s true. There are means, under federal securities regulations and Blue Sky laws in each state, to sell interests to non-accredited investors – but usually those means are so heavily regulated and involve disclosures so similar to cumbersome registration requirements that it is not worth it for the seller to offer to non-accredited investors.

LeapForce and Appen Butler Hill are two major firms that hire search engine evaluators. (Appen also hires social media evaluators, who analyze the relevancy of a company’s social media news feed.) While building apps for Apple (or Android) mobile devices can be a lucrative way to generate passive income online, it's not as easy as many people make it seem. If you’d prefer to skip the startup phase, you might want to buy a blog that’s already built and earning revenue. This is actually pretty easy to do as a lot of people start blogs, and then get bored with them. Getting a blog going is a labor-intensive process, and it’s not uncommon for people to give up before they’ve reached their full potential.
Rentals, just like stocks, throw off cash. With rentals we call that cash “rent”, and with stocks we call it dividends. A significant difference however is that the S&P 500 has appreciated at ~6% per year (above inflation) for the last 100 years…..Real Estate has had almost 0 growth above inflation. So are rents higher than dividends? Maybe, maybe not. But unless you got one heck of a deal, the delta in rent over dividends will have a very tough time making up for the 6% per year difference in appreciation.
In 2017, I ended up deploying roughly $611,000 into stocks and $604,327 into municipal bonds. The stock allocation should boost dividend income by about $12,500 a year, and the municipal-bond portion should boost income by about $18,000 a year after tax ($26,000 pre-tax). Therefore, total passive income gets an about $38,500 lift, which recovers over half of my $60,000 loss from selling the house.
There is a specific tax definition of passive income, known as “passive activity” to the Internal Revenue Service. Passive income is any income you make without actively working or are materially involved. As long as your vehicle fits within the specifications of their program, and you have a clean license, you could do this on the side, especially if you're in a crunch for cash.

This can include advertising, but many businesses also need help just filling up their social media profiles with relevant (and consistent) content. If you enjoy learning about social media and want to take things a step further and make extra money, social media management is a great option. That's where Swagbucks comes in. Marketers and brands literally pay Swagbucks users to try their products and services. In many cases, the amount of money that marketers pay will cover a portion of the cost of the product or service itself. However, there are some cases where companies reward users with more than the cost of the service. This is often the case with subscription services where advertisers want to entice consumers into an initial trial of their service with the hope that consumers will stay subscribed after the trial period.
I recently stumbled on the Trim app and I have to say, this one is a game changer. It’s a simple app that acts as your own personal financial manager. Once you link your bank to the app, Trim analyzes your spending, finds subscriptions you need to cancel, negotiates your Comcast bill, finds you better car insurance, and more. And of course, the app is free! My bet is that it will only take a few days for Trim to put an extra $100 in your pocket. So easy!
Alibaba is a Chinese eCommerce store that matches Chinese suppliers with buyers all over the world. Prices are extremely cheap, providing the possibility of large profits. However, with the potential profits comes more risk. As you are dealing with suppliers in China, if the quality of the product that arrives isn’t up to standard there is little that you can do about it.
– Project Payday is one of those sites that has testimonials of people who have earned thousands of dollars by getting paid to get trial offers. I’m not saying you’ll earn thousands, but it is legit and you can earn some extra cash. They assume that by paying you to do a free trial, you’ll either like the product and purchase it, or forget to cancel the trial and get charged for it. If you can keep track and cancel before you get charged (if you don’t want the product), then this is a great site for making some money.
Buy bottled water in bulk at Costco or Sam's Club and sell it for a dollar where there are a ton of people: parks, festivals, concerts, etc. People are crazy for bottled water and this is a little summertime gig that can bring in more money than you'd think on a hot sunny afternoon. Here's a bonus tip: give some of your proceeds to a charity you care about or that you know will resonate with people. In doing so, you're bottled water business isn't all about your profit. You're helping better our world and also provide a thirsty person some water to drink.

Gone are the days of making a 5%-plus return on a short-term CD or savings account. Today, the best 12-month CD is at 2.5%, and the best money-market rate is about 1.85%, which is not bad, considering such rates were below 0.5% just a couple of years ago. Know that every $100 you save can generate at least $2.5 in passive income.
Do you have baby items taking up space in your garage, but you aren’t ready to part with them yet? After all, you might want another kid . . . maybe one day. Instead of selling that high chair or baby jumper, why not rent them? Oh, we’re serious. On websites like goBaby, cribs can go for $10 to $50 a day, and strollers can collect $15 to $40 a day.(7)
Become a freelance writer or editor. If you have a passion for storytelling or a background in writing or editing, it’s possible to find freelance writing or editing work online. To search available job openings, check out sites like UpWork.com and Problogger.net. You can also check traditional job sites such as Indeed.com and enter “telecommute” or “anywhere” in the location field.
This is the best way to boost your earnings, as you have the most leverage at the moment that a company wants you but isn’t sure whether it can get you. Use that to your advantage in negotiations. Later on, when your site develops a reliable cash flow, you can begin working with paid providers who can take your blog to the next level.

I think you can do well with this business if you start with people in your neighborhood and ask them if you can have an opportunity to perform this service for them. Word of mouth will travel fast if you provide a good value. I think the key to doing very well here is to package your service. For example, try to find a price that works for mowing, weeding and fertilizing altogether.
