For those willing to take on the task of managing a property, real estate can be a powerful semi-passive income stream due to the combination of rental and principal value appreciation. But to generate passive income from real estate, you either have to rent out a room in your house, rent out your entire house and rent elsewhere (seems counterproductive), or buy a rental property. It’s important to realize that owning your primary residence means you are neutral the real estate market. Renting means you are short the real estate market, and only after buying two or more properties are you actually long real estate.

Just be sure you talk to your insurance provider before signing up to make sure that you don’t run afoul of the policy.
I had to get out. If you love to travel and find yourself randomly searching for airfare sales or browsing Lonely Planet, why not carve out a niche for yourself as a private travel agent? My friend, Mark Jackson did just that, making extra money online with his travel consulting side business. Start with word of mouth recommendations from friends who know they can count on you for the cheapest flights, and then move on and create a Facebook or LinkedIn group to invite people who want to stay on top of the latest deals. Eventually you could spin this into a full-time consultancy teaching people how to make their dream trip a reality.
The biggest surprise is real estate being second to last on my Passive Income Ranking List because I’ve written that real estate is my favorite investment class to build wealth. Physical real estate doesn’t stack up well against the other passive income sources due to the lack of liquidity and constant maintenance of tenants and property. The returns can be huge due to rising rental income AND principal over time, much like dividend investing. If you are a “proactive passive income earner” like myself, then real estate is great.

If you have a background in a specific field, you may find there is a demand for writing industry papers in your area of expertise. For example, there are often adverts for doctors, lawyers, nutritionists, and business experts from particular niches, to write white papers on different subject areas. These are well paid jobs that you will need to stake your reputation on, but that can often be worked on from the comfort of your own home.

Survey companies I recommend include American Consumer Opinion, Survey Junkie, ProOpinion, Pinecone Research, Opinion Outpost, Survey Spot, National Consumer Panel, VIP Voice, Earning Station, and Harris Poll Online. They’re free to join and free to use! You get paid to answer surveys and to test products. It’s best to sign up for as many as you can as that way you can receive the most surveys and make the most money.
We have decided to invest in 2 ETFs, a multi asset allocation ETF (Fixed Inc, alts and div paying equities) and a preferred stock ETF. This will cover almost 45 percent of our deficit. We will be extremely diversified, can access the markets at a very low cost and the investments are liquid. On this pool of $, we have no plans to invade principal unless the investment grows by 20 percent, which we think is unlikely given the characteristics of the investments.

I have to agree. Our Duplex cost us 200k initially in 1998. Over time and completely refurbishing the property with historically appropriate sensitivity, we invested another 200k or so. We just had a realtor advise us we could ask 700k for it today. It nets us 30k annually after taxes, insurance and maintenance. We still have a loan on it which I have not taken into account, that will be paid off within 5 years if we keep it. My mental drama now is, while I am quite giddy over the prospect of earning a tidy sum of profit if I sell, what then would I do to equal the ROI and monthly income this thing generates? Rents are low, they should be 4k a month and will only go up. Tempted to keep it and not sell. And while I do have some stocks, I basically suck at them. I am much better at doing properties.

All you need to do is sign up to the following services: UserTesting.com, Userlytics, TryMyUI, Userfeel, TestingTime (UK only), or Side Income Jobs.
It doesn’t pay much, but if you’re a healthy person and want to make a bit of extra money online, the AchieveMint app will reward you for doing things like walking, tracking your food, or taking health surveys. AchieveMint works by connecting to fitness apps you might already be using like Fitbit, RunKeeper, Healthkit, and MyFitnessPal and then giving you points for certain actions. For every 10,000 points, you earn $10 with no limit on your earnings.
For example, if you type in “banana bread recipe,” search engines should pull up recipes from major sites first. Posts from smaller blogs or recipes for other, related dishes—like zucchini bread—should fall toward the end of the list. As a search engine evaluator, you’ll be asked to enter specific words or phrases into a search engine, then assess how appropriate and informative the sites it pulls up are.
