21. Facebook – Facebook swap shops are great for selling things locally. It’s like CraigsList, but a little easier. You simply search for swap shops in your area and ask to join the group. Once you’re in, take a picture of the item, write a quick description with the price and post it. It doesn’t get much easier than that. You can generally expect to get about what you would get at a yard sale, maybe a little more.
First: I understand why you would say that such investments are restricted to only accredited investors, because generally, that’s true. There are means, under federal securities regulations and Blue Sky laws in each state, to sell interests to non-accredited investors – but usually those means are so heavily regulated and involve disclosures so similar to cumbersome registration requirements that it is not worth it for the seller to offer to non-accredited investors.

If you can find and restore items like furniture and appliances, you can make a substantial amount of money. You can acquire the items on Craigslist, or even at garage sales or estate sales, restore them, and then list them for sale on the site. You may also be able to market certain items on eBay, particularly if they are small, unusual, but high in price.
Dividend investing is right up there for sure. You don’t have to charge $48. You can charge <$10 to boost sales. The internet has enabled so many creatives to publish their works at a low cost. People will surprise themselves if they try to create like when they were in school. The other reason why I have Creating Products edging out dividends is because of the much higher POTENTIAL to make a lot more money. For example, $20,000 a year in book sales requires $570,000 in dividend investments to replicate the same amount. Plus, there is capital risk. With book sales, there is a correlation with EFFORT, and you are not beholden to the whims of the markets.
Beyond those considerations, evaluate whether you need to make this extra $1,000 every month, or just during a one-time dry spell. Consider whether you are willing to spend any money on start-up costs. Think about how you will balance it with your full-time job. Successful niche websites get anywhere from 1,000 to 10,000 visitors per month. You build content on a particular keyword, and you make passive income with Google Adsense or through affiliate links.

Each task is something simple that requires human interaction like rating search results, checking for the right spelling on search terms, categorizing the tone of an article, or even basic translating. You can do these tasks from anywhere you want and make money online from the world’s largest e-retailer.
Take it seriously. Yes, you’re applying for an online job. Yes, you can do the work in your underwear, but that doesn’t mean it’s not a “real job”. You must treat it as such or they aren’t going to treat you as a serious candidate. You aren’t the only one who wants to work in their underwear. In fact, the competition online is likely higher than it is in your local area.
Speaking from our own experience, you can’t be a passive McDonald’s franchisee. 3. Start as soon as possible. Building a livable passive-income stream takes a tremendously long time, largely because of declining interest rates since the late 1980s. Gone are the days of making a 5%-plus return on a short-term CD or savings account. Today, the best 12-month CD is at 2.5%, and the best money-market rate is about 1.85%, which is not bad, considering such rates were below 0.5% just a couple of years ago. Know that every $100 you save can generate at least $2.5 in passive income.
I prefer assets that make me a high return for the lowest amount of work possible (semi-passive involvement). And assets that pay me in several unique ways. Cash flow is only one way RE makes money for me. I also get principal reductions, appreciation, tax advantages (depreciation), and I control the rental increases on a yearly basis. Plus a majority of the capital is provided by the secondary market on 30 year fixed low interest rate debt.

While I think that your initial response to Phillip’s suggestion about design was a little too strong, Dasjung, I’ve got to chime in here and observe that Phil, ThunderCock and Dumbass, by resorting to name calling and simplistic reasoning, come across as very lacking in both decorum and sensitivity. 5. Fiverr – Fiverr is a great place to make a few bucks or spend a few bucks if you need some of the services people offer. Basically, everything is $5. You either pay $5 or charge $5. They call them “gigs.” You can offer your services however you choose. If you sell art and you’re fine selling pieces for $5 each, that’s a gig. If you’re a graphic designer and you want to offer your services for $10/hour, simply offer a 30 minute gig. If they need two hours of graphic design, they pay you $20, or $10/hour by buying four gigs.
The appeal of these passive income sources is that you can diversify across many small investments, rather than in a handful of large ones. When you invest directly in real estate, you have to commit a lot of capital to individual projects. When you invest in these crowdfunded investments, you can spread your money across many uncorrelated real estate ventures so individual investments don't cause significant issues.
I also noticed that in your passive income chart at the bottom that you don’t include your internet income other than sales from your book. Is there a reason for that? Do you not consider is passive because you are actively blogging all the time to create it? Or do you just not want readers to know how much money you generate from blogging activities?

In order to generate $10,000 in Net Operating Profit After Tax (NOPAT) through a rental property, you must own a $50,000 property with an unheard of 20% net rental yield, a $100,000 property with a rare 10% net rental yield, or a more realistic $200,000 property with a 5% net rental yield. When I say net rental yield, I’m talking about rental income minus all expenses, including a mortgage, operating expenses, insurance, and property taxes.

There are loads of resources for making money online as an affiliate. You could source products from ClickBank, Commission Junction, Rakuten Marketing, Share-a-Sale, Impact Radius and many others. Plus, many of the larger companies have their own affiliate programs as well. Do your due diligence and find the right company with a relevant product or service to your audience that you can sell as an affiliate.
