If you live near a university, there are likely all sorts of research studies looking for participants. While I was an undergrad at Virginia Tech, I got paid $500 to participate in a 6-week dietary study. The study provided all my meals and paid me, but I had to eat a 5,000 calorie diet of 50% fat for 6 weeks, plus I had multiple muscle biopsies, urine/blood testing, etc.

Understand how a niche website works. A niche website focuses on very targeted, specific information. The content must be specific, useful and interesting to your target audience. Successful niche websites get anywhere from 1,000 to 10,000 visitors per month.[5] You build content on a particular keyword, and you make passive income with Google Adsense or through affiliate links.[6]
Buy a small business: A local small business, like a car wash or a laundromat, is a great way to put money down on a money-making venture. Automate it so you don't have to be on the premises unless you're collecting money. Go into a local business with your eyes wide open - study the books, especially on income and expenses, and examine water and utility bills if your venture will be open 24 hours.
Even if you have a work at home job that more or less pays the bills, there's a lot to be said for extra cash opportunities. There are many different little “side-gigs” I've had access to over the years that have seriously come in handy for me. I've used them to help pay for Christmas, gas money, extra money for movie and a dinner out, and even just to help make ends meet week to week.

You can create your blog using a free platform from WordPress.org, but you’ll need to pay a small amount – as little as $4 per month – to have your blog hosted. Try GoDaddy.com, which can provide a domain name for your site, email addresses, database storage and other Web hosting services. To make money, you can use the free Google AdSense service to display advertisements on your site. The amount you’re paid varies by ad and usually depends on how many people see it. There's also what's called affiliate marketing, in which you earn a commission (usually less than 10%) whenever someone clicks on an ad on your site and purchases a product. The Amazon Associates affiliate program allows you to advertise the retailer’s products on your site, or try affiliate networks such as CJ Affiliate or ShareASale that work with thousands of companies. Depending on how much time you put into your blog and how many people visit it, you could be making a few hundred dollars each month within a year.
Unfortunately, I can’t answer that conclusively one way or the other. It all depends on you, what you like to do, your work ethic, personality, etc. If you are a good writer perhaps you could write a book and make money that way. Or, you could start your own website and do affiliate marketing. Just because you are young it doesn’t mean you can’t make money doing at least a few of these ideas. One of the most beautiful and exciting qualities about blogging is that you can create a blog that deals with any subject area that you are either knowledgeable or passionate about (and preferably both!). You can write about personal finance, careers, real estate, getting into business, technology, cooking, travel, personal health, or just about any topic you choose.
And real estate does more than just track inflation – it throws off income (which is important to some people and useful to most). And while your underlying asset is appreciating, the income also grows as rents increase over time. And if you make smart and well-timed purchases, both rents and asset values can increase at well above the rate of inflation.
For those willing to take on the task of managing a property, real estate can be a powerful semi-passive income stream due to the combination of rental and principal value appreciation. But to generate passive income from real estate, you either have to rent out a room in your house, rent out your entire house and rent elsewhere (seems counterproductive), or buy a rental property. It’s important to realize that owning your primary residence means you are neutral the real estate market. Renting means you are short the real estate market, and only after buying two or more properties are you actually long real estate.
We are going to start with 1.5 years of all spending needs in cash. We will draw 1800 to 1900 per month. We will add to this from the index funds by taking a portion of the gains in good years to supplement. This is the total return portion of the equation. Obviously, if stocks decrease drastically over a 5 year period, then I would have to reload by selling some of the ETF holdings.
Be a mommy (or daddy) blogger. If you haven’t used your free time between changing diapers, washing clothes and shuttling kids around to hop on the blog bandwagon, it’s worth considering this potential source of income. And just because you’re a parent doesn’t mean you have to write about parenting issues. In fact, given that there already are so many blogs about life as a mom (or dad), consider writing about another topic about which you are passionate. Turn your photographs into cash via sites like Fine Art America, which lets you upload your images to sell as prints, t-shirts, phone cases and more. Other marketplaces for photographers include SmugMug, 500px and PhotoShelter. Some sites require a subscription but may provide features ranging from cloud storage to password-protected galleries and a customized website.
Wow! What an awesome list! My favorite is the stock photography because I love photography. I have had some success there, particularly with one photo I make some decent income from. I think the key with stock photography is finding a shot that is high demand. Then, find a new unique way to frame that shot. When describing whatever it is your promoting, share your experience! If you can throw in some data or graphs to go along with it, even better. Back when I was more actively writing about eHow, I promoted an ebook that I read which helped quadruple my earnings per article. I created a graph that showed how much I earned before I read the book versus how much I earned after. To this date, that ebook has been one of the most successful affiliate promotions I’ve done on this blog.


Just be sure to put a lot of care into your product listings. Everything from the titles you use, to how effective the description is at convincing potential buyers your product is better than the rest, and even taking care to shoot high quality product photos can have a dramatic impact on your sales. Most of us are guilty of hanging onto things that we never use, myself included. Take a day and go through all your old stuff and get rid of some of it! There are many comments about it being impossible to break into real estate with little money, or needing help from the bank of mommy and daddy. It is possible. I bought my first property, a multifamily, 6 months after graduating college, with a garbage job I got 3 months before and barely 7k in the bank. It’s now two years later and I’ve purchased a second this summer. Regarding management, I self-manage like most ‘small time’ landlords. Unless you own a massive apartment buidling, there’s no need to professional managment. Like another comment mentioned, I’ve only ever gotten heating issues or other minor things, for which I have a handyman to take care of. Aside from that, it’s fairly passive IMO. Dividend investing doesn’t require 100k either. It’s just an example the author used. I invest un securities with dividends ranging from 2-12%, and hedge/balance according to risk. Higher dividend % isn’t always better, but there are some good deals you can find. I think the key is to realize that you don’t need to stick to just one form of passive investment. Sure, 10 properties sounds daunting, and a $1M portfolio seems impossible, but you can combine both, as well as other passive income strategies. And ofc, the more risk you are willing to take on, the higher the potential reward (and loss). I day/swing trade, but wouldn’t advise this. It’s also not passive, I spend a massive amount of time researching and analyzing the technicals, but it’s worth it for now, as I’m fairly consistnet with profits. I have not tried blogging, and am not sure I’d be any good at it. I dabbled in ecommerce but found it was too time consuimg, but I know people who were able to quit their 9-5s from ecommerce. I’m sure no matter how much debt you have (i have 30k unsecured debt) or how little you think you make, there is a way to start investing today, even if it’s starting small.

Manage social media for businesses. If you have a knack for social media, you could potentially get paid to manage various platforms for others. Many businesses are too busy running day-to-day operations to stay on top of their Facebook, Twitter, and Pinterest accounts – and will pay someone with the knowledge and time to do it for them. To find these jobs, ask local businesses and check sites like UpWork.com and Problogger.net.
One of the things I'm surprised your article doesn't mention is the tax advantages of this type of investment. The depreciation and rehab costs (purchasing distressed properties) can be huge deductions to ones income taxes, which none of the others have. Then, along with the appreciation of real estate, this passive income investment outperforms the notion of maxing out my 401k as well.

You can earn passive income through network marketing by building a team underneath you (often referred to as a down line.) Running a coupons website can be very lucrative. Find a coupon niche, select a WordPress coupon theme, and then display relevant coupons on your site. When your audience uses the coupon codes or discount links, you will earn an affiliate cut, for example, you could set-up a site dedicated to iHerb Coupons or add a page to your website with Web Hosting Promo Codes. Coupon websites are quite high maintenance as they need to be constantly updated with new offers. However, if you build up an engaged audience and allow them to post coupons and discounts they have found themselves, then quite quickly your workload will reduce.
There is no job too small when it comes to earning to save more or pay off debt and a paper route is about as basic of an extra money job as you can get. Yep, people are still buying newspapers these days. Nothing like a nice clean, crisp paper with a good cup of coffee to start your day. This job will likely take up your early morning hours. You can also search for a paper that only comes out once a week if you want to work less. The bottom line is that a paper route is still a valid way to make extra money and I’d be remiss to leave it off this list.

This can include advertising, but many businesses also need help just filling up their social media profiles with relevant (and consistent) content. If you enjoy learning about social media and want to take things a step further and make extra money, social media management is a great option. We’ve discussed how to get started building passive income for financial freedom in a previous post. Now I’d like to rank the various passive income streams based on risk, return, and feasibility. The rankings are somewhat subjective, but they are born from my own real life experiences attempting to generate multiple types of passive income sources over the past 16 years.
One factor that you must be aware of though is that Care.com is a peer-to-peer arrangement. That means that you will be in direct competition with other pet sitters in your area. You must price your services competitively in order to get business. Once you begin to develop a list of regular clients, you will be in a better position to raise your rates. This will be particularly true as you get referrals from those customers.

I surprisingly get a lot of people asking to detail their car. I never intend to make a business of it, but I love doing it to my cars and people ask me to do it to theirs. All it takes is a cheap orbital buffer (mines a used craftsman) and a shop vac. I normally get easily $100 for a basic wash/wax/vac, or $200 to remove scratches and polish then wax the car.
You need to decide which machines you want to run, get the necessary licenses to operate them (you're selling items so you need to get sales licenses and whatnot from your state), buy the machines and a truck for the items in the machines, find a supplier of the products, and then finally you can secure locations. Finally, you need to service them periodically or hire someone to service them.
It was easier recouping the lost $60,000 in rental-property income than I expected. For so long, my primary mindset for passive income was rental income. Having $815,000 less mortgage debt but still generating roughly the same amount of passive income with a much larger cash balance feels great. Further, my passive-income portfolio got even more passive, which is good as a stay-at-home dad to a newborn.

With affiliate marketing, the more relevant traffic you can pull in, the more you’ll make off your site.
