I have a total of three CDs left. There is no way in hell I’m selling them after holding them for 4+ years so far to take the penalty. The CDs are for 7 years. That would be completely counterproductive. As a result, I feel very stuck with ever getting my CD money back if I wanted to. If the CDs were for just 1 or 2 years, I agree, it doesn’t matter as much. But combine a 7 year term with 4%+ interest is too painful to give up.

There are still all kinds of ways to make money by selling online, whether you’re selling what you already have or buying and selling like a store. The most liquid of the private investments are investing in equity or credit hedge funds, real estate funds, and private company funds. There will usually be 6 month – 3 year lockup periods. The least liquid of the private investments are when you invest directly into private companies yourself. And while it will take time to build up a big-enough audience to attract advertisers and other ways to make extra income from your podcast, the opportunity is there. John Lee Dumas interviews entrepreneurs seven days a week for his podcast Entrepreneur on Fire and now makes more than $200,000 a month from it. Why did P2P lending get a liquidity ranking of 6? It is quite possibly the most illiquid investment option you listed. You said you rank liquidity by “difficulty level of withdrawing your money without a massive penalty”, and for Lending Club notes, it’s not only difficult and extremely time consuming to sell all of your notes in their super illiquid market, but you would have to sell your notes at large losses to hope to get others interested in buying your notes. On top of that, it is impossible to withdraw your money any other way other than just waiting for interest/principal to pay off every month until maturity in 3 to 5 years. You can’t just one day tell Lending Club “I want to quit, please give me my money back.” One can even argue that it is less difficult to sell a home (in order to “withdraw” the money invested) than to withdraw all of their money from a P2P loan portfolio because it is very possible to sell a home before 3 to 5 years.
After these tenants move out, I'm thinking of just keeping the rental empty with furniture. It sounds stupid to give up $4,200 a month, but I really hate dealing with the homeowner association, move-in/move-out rules, and maintenance issues. Given that the condo doesn't have a mortgage and I have to pay taxes on some of the rental income, I'm not giving up that much. Unless you own a massive apartment buidling, there’s no need to professional managment. Like another comment mentioned, I’ve only ever gotten heating issues or other minor things, for which I have a handyman to take care of. Aside from that, it’s fairly passive IMO. Dividend investing doesn’t require 100k either. It’s just an example the author used. I invest un securities with dividends ranging from 2-12%, and hedge/balance according to risk. Higher dividend % isn’t always better, but there are some good deals you can find. I think the key is to realize that you don’t need to stick to just one form of passive investment. Sure, 10 properties sounds daunting, and a $1M portfolio seems impossible, but you can combine both, as well as other passive income strategies. And ofc, the more risk you are willing to take on, the higher the potential reward (and loss). I day/swing trade, but wouldn’t advise this. It’s also not passive, I spend a massive amount of time researching and analyzing the technicals, but it’s worth it for now, as I’m fairly consistnet with profits. As well as selling your eBooks, Amazon can also create paperback copies of your book. CreateSpace, an Amazon-owned company, will help you self-publish your book. 2. Focus on income-producing assets. Internet growth stocks may be sexy, but they provide no income. To build a large enough passive-income stream to survive, you must invest in dividend-generating stocks, certificates of deposit, municipal bonds, government Treasury bonds, corporate bonds, and real estate. You're free to invest in non-income-producing assets for capital appreciation too. You just want to earn reliable income when the day comes to leave your job.

But when so many turn down leasing one and one-half acre for one Wind Turbine for each 80 acres, that lease certainly does not materially affect the rest of the Farm or Ranch grazing pasture and the lease pays much more than the farm crow or grazing pasture lease, just because some lawyer said the lease was too long: 30 years plus 30 year option = 60 years, and the wind turbine company has selling production/electricity contracts for the next 150 years – which is needed to obtain financing!

P.S. I also fail to understand your fascination with real estate. Granted we’ve had some impressive spikes along the way, especially with once in a life time bubble we just went through. But over the long term (see Case Shiller real estate chart for last 100 years ) real estate tends to just track inflation. Why would you sacrifice stock market returns for a vehicle that historically hasn’t shown a real return?

I own several rental properties in the mid west and I live in CA. I have never even seen them in person. With good property management in place (not easy to find but possible) it is definitely possible to own cash flowing properties across the country. Yes, your question about how much babysitters or nannies make? Well in NYC, going rate is 15-16 per hour. And can go up to 20-30 an hour.We negotiated a flat rate per week with our nanny. It can be lucrative to make extra money. Pet sitting is also expensive. Some pet sitters can make 20 and hour also. Dog walkers also make some decent money, especially in NYC. I really had no idea how costly it could be until we had a baby and started doing research!

The only thing I have managed to do from Sam’s list is getting a fixed rate bond (CBS is having a 5-year fixed rate at 2.01% – not great but the best I could find ). Don’t know if the FIRE movement will ever take off here but would love to trade tips/ideas on how to reach FI and have the freedom to consider alternative rythms to living.

Investing in rental properties: Another form of real estate investment, rental investments (i.e. becoming a landlord) could steer you down the passive income path of steady monthly rent checks that you can use to pay off a mortgage loan on the rental property. After the mortgage is paid off, those monthly checks go right into your bank account -- potentially for years to come. 
Buy a small business: A local small business, like a car wash or a laundromat, is a great way to put money down on a money-making venture. Automate it so you don't have to be on the premises unless you're collecting money. Go into a local business with your eyes wide open - study the books, especially on income and expenses, and examine water and utility bills if your venture will be open 24 hours.
The reason I consider dividends artificial and believe they don’t matter is because you can just as easily reinvest your dividends. If a stock is worth $100/share, I don’t care if it issues a $1/share dividend or if the share price instead increases to $101/share – either way, I have the same amount of money, because there’s no difference to my net worth whether I take the dividend or sell part of a stock.
#9 Military pension/VA disability. Obviously requires a lot of front end effort in your 20s and/or 30s depending on length of service however once out and receiving it is totally passive with cost of living adjustment included most years. It has changed somewhat with new “blended retirement” plan but even those not staying past first or second enlistments often will get some VA rating. My wife got it on both ends of her service as the Navy paid for med school and then she was rated by VA after seven years active duty.

Active income, on the other hand, involves earning money in exchange for a service. It could be a salary, an hourly wage, commissions, or tips. It’s essentially a trade of your time for a fixed dollar amount. Most people choose to live this way, and there’s nothing inherently wrong with that, as long as you understand that there will be a limit to how much money you can realistically earn.
Buy bottled water in bulk at Costco or Sam's Club and sell it for a dollar where there are a ton of people: parks, festivals, concerts, etc. People are crazy for bottled water and this is a little summertime gig that can bring in more money than you'd think on a hot sunny afternoon. Here's a bonus tip: give some of your proceeds to a charity you care about or that you know will resonate with people. In doing so, you're bottled water business isn't all about your profit. You're helping better our world and also provide a thirsty person some water to drink.

Domain name trading has been around for the last couple decades, and while most slam-dunk names have long been sold off, there’s still plenty of others that you can get your hands on for relatively cheap and broker as a way to make money online. Before you dive in, however, beware that some experts doubt the long-term viability of this idea for making money online. However, there’s always the change you might just land on a lucrative domain name for a future billion-dollar company. To get you started, here are some tips from GoDaddy, arguably the world’s largest and most famous repository of domain names.
There is a specific tax definition of passive income, known as “passive activity” to the Internal Revenue Service. Passive income is any income you make without actively working or are materially involved. The IRS defines it as any rental activity or any business in which the taxpayer does not “materially participate.” Nonpassive activities, or active activities, are businesses in which the taxpayer works on a regular, continuous, and substantial basis.
Like I mentioned earlier, coming in late in the game can be an advantage if you listen, learn and provide solutions for what seems to be missing. Even coming into a market with a minimal viable product, you’ll have the advantage of being able to get deep into the customer experience to shape your product or service to what it should be, again, all based on what you’re able to measure and learn.
If you live near a university, there are likely all sorts of research studies looking for participants. While I was an undergrad at Virginia Tech, I got paid $500 to participate in a 6-week dietary study. The study provided all my meals and paid me, but I had to eat a 5,000 calorie diet of 50% fat for 6 weeks, plus I had multiple muscle biopsies, urine/blood testing, etc.
As interest rates have been going down over the past 30 years, bond prices have continued to go up. With the 10-year yield (risk free rate) at roughly 2.55%, and the Fed Funds rate at 1.5% (two more 0.25% hikes are expected in 2018), it’s hard to see interest rates declining much further. That said, long term interest rates can stay low for a long time. Just look at Japanese interest rates, which are negative (inflation is higher than nominal interest rate).

Now I’ve been using Swagbucks for a while and have found the money works out to just under $2 an hour so this isn’t something that’s going to make you rich. You’d have to work 2,500 hours to make $5,000 so that’s about three and a half months, non-stop. The thing with Swagbucks though is you can do it when you’re doing something else so I flip through surveys and other stuff while I’m cooking dinner or flipping channels.
You can find dividend stocks using Google Finance Stock Screener which is free to use. Set the search criteria for the P/E Ratio, and Dividend yield (shown as a percentage) criteria. You can set minimum and maximum values; in the dividend yield box, set it between 2 and 100. This will search for stocks that pay dividends worth between 2-100% of the current stock price.
I understand the need to build a profile, but again, after several minutes of answering repetitive questions, I am either told I don’t qualify, or I’m sent an email which contains a broken link, or…you get the idea.  I would gladly spend 30 – 45 minutes answering a survey, submit, and earn the amount of $ it said it would pay.  But, these last four days have been a royal waste of time. 
In 2017, I ended up deploying roughly $611,000 into stocks and $604,327 into municipal bonds. The stock allocation should boost dividend income by about $12,500 a year, and the municipal-bond portion should boost income by about $18,000 a year after tax ($26,000 pre-tax). Therefore, total passive income gets an about $38,500 lift, which recovers over half of my $60,000 loss from selling the house.

I recently stumbled on the Trim app and I have to say, this one is a game changer. It’s a simple app that acts as your own personal financial manager. Once you link your bank to the app, Trim analyzes your spending, finds subscriptions you need to cancel, negotiates your Comcast bill, finds you better car insurance, and more. And of course, the app is free! My bet is that it will only take a few days for Trim to put an extra $100 in your pocket. So easy!
I have been an avid fan of Shopify and think their ecommerce setup is a great way to build a business but unless you hire an assistant, it takes up a lot of time! Most of my projects have been actual projects so thinking about using digital projects to sell actually makes me think twice!! Digital is the way to go because you sell over and over again!! Brilliant thinking. What types of products would you recommend selling besides ecourses however that could bring in good product?
First: I understand why you would say that such investments are restricted to only accredited investors, because generally, that’s true. There are means, under federal securities regulations and Blue Sky laws in each state, to sell interests to non-accredited investors – but usually those means are so heavily regulated and involve disclosures so similar to cumbersome registration requirements that it is not worth it for the seller to offer to non-accredited investors.

And while you're at it, why not help name the business itself? Believe it or not, you can make money by submitting business name ideas. There's a company called Squadhelp that bridges creative minds all over the world with business owners, to come up with the best name possible. Many blog owners might also be looking around, or they might make blog posts directly stating that they need staff writers. Keep an eye out for this. It doesn’t hurt to just e-mail the websites directly. If you truly want to write for them, try sending them a quick e-mail, and attach some writing samples, and/or link to your blog as well.
Make the most of your spare space by listing it for short term rentals with Airbnb. If you know how to be an Airbnb host that wows their guests, you have an amazing opportunity to make money fast. You can make extra money left and right if you just know where to look. If you like to ‘tinker’ I’d suggest going to the DIY section on Pinterest. You can find thousands of projects there to make, and you can sell them at a nice profit. You can make 20, 30, or 50 bucks at a time, in real money.
