​Network marketing, or multi-level marketing, seems to be on the rise. Companies such as Young Living Oils, Avon, Pampered Chef, and AdvoCare are all multi-level marketing companies. You can earn passive income through network marketing by building a team underneath you (often referred to as a down line.) Once you have a large team you can earn commissions off of their sales without having to do much.

Though it can take a while to build up enough cash to put a 20% down payment on an investment property (the typical lender minimum), they can snowball fairly quickly. Affiliate marketing presents a very low friction entry into selling products online. While you do need some type of audience to sell these products or services to, you could make a significant amount of money from home while doing it. Some products or services have very high earnings per click. That means, if you play your cards right, you could easily make a large profit on conversions by driving traffic to specific offers as long as you target the right interests.
Build your audience on a course community: If you’re just getting started building an audience for yourself and want to leverage communities already actively looking for content you can choose to host and sell your online course on a site like Skillshare or Udemy. These are easy, cost-effective ways to build an audience and test your niche to see if there’s demand for it.
If you can find and restore items like furniture and appliances, you can make a substantial amount of money. You can acquire the items on Craigslist, or even at garage sales or estate sales, restore them, and then list them for sale on the site. You may also be able to market certain items on eBay, particularly if they are small, unusual, but high in price.
Betterment – Betterment was the first robo-advisor to launch, almost ten years ago. They’ve automated the entire investing process, so all you have to do is watch your portfolio of assets grow (over the long run, of course). They do charge a .25% annual fee of your account total, so if you’ve got $100,000 that’s being managed by Betterment, you’ll pay just over $20 per month.
Many big businesses are looking for social media influencers to become long-term ambassadors for their brand. You may also be restricted from promoting other brands, so check out the small print before agreeing to any long-term agreements.

3. Start as soon as possible. Building a livable passive-income stream takes a tremendously long time, largely because of declining interest rates since the late 1980s. Gone are the days of making a 5%-plus return on a short-term CD or savings account. Today, the best 12-month CD is at 2.5%, and the best money-market rate is about 1.85%, which is not bad, considering such rates were below 0.5% just a couple of years ago. Know that every $100 you save can generate at least $2.5 in passive income.

Roofstock – Investing in rental properties is one of those passive income ideas that can be extremely intimidating, especially when it comes to finding tenants. Roofstock lets you buy properties with as little as 20% down that already have tenants living in them. That means you start getting paid from the first day of your investment. You don’t even have to physically visit the properties!


Research individual companies in your desired niche: If possible, it’s always better to become an affiliate directly with a company (if they have an internal affiliate program), as no one else will be dipping into your commission rate. This is the preferred route for most of the prominent affiliate marketers, including Pat Flynn. Unfortunately, it’s also the most work, as you’ll have to do the research yourself to see who offers programs (they’re usually listed in the website footer).

Rentals, just like stocks, throw off cash. With rentals we call that cash “rent”, and with stocks we call it dividends. A significant difference however is that the S&P 500 has appreciated at ~6% per year (above inflation) for the last 100 years…..Real Estate has had almost 0 growth above inflation. So are rents higher than dividends? Maybe, maybe not. But unless you got one heck of a deal, the delta in rent over dividends will have a very tough time making up for the 6% per year difference in appreciation.
If you want to help shape products in their early stages, joining an online focus group or answering survey questions is a great way to make extra money online. They don’t pay as much as some of the other options we’ve highlighted, but you can join groups on sites like Survey Junkie, Swagbucks, and IPSOS that pay out through Amazon gift cards, check, or PayPal. You’ll be asked to provide a bit of information about your demographics (age, location, etc…), but after that you can get going making money through surveys.
Rather than making money through subscriptions, YouTube channels are based on a traditional advertising system. Meaning the more viewers you get, the more you make. Once you’re approved for the YouTube Partner Program and can start including ads on your videos, with every 1,000 views, you will make approximately $2-$4. Which might not seem like a lot, but if you have 100 videos with 5,000 views a month each, that would be $1,000–$2,000 already. Just imagine if your videos start hitting millions of views!

Case Schiller only tracks price appreciation of RE. RE as rental investment vehicle is measured primarily on rental yield or cap rate or some other measure. Price appreciation in that scenario is only a secondary means of growth, and arguably should be ignored as a predictor of returns when deciding on whether or not to invest in rentals. More important key performance indicators for rentals are net operating income and cash ROI. Appreciation, if it occurs, is a bonus.
Once you have decided what type of product you are going to sell, you need to decide where to sell them. Selling merchandise on Amazon or eBay aren’t your only options. Creating your own eCommerce store is another way to promote your products and generate sales. Once you have decided what you are going to sell, whether it is white labeled products, your own designs, or other people’s merchandise, you can set up an eCommerce website to display these products.
Creating a jobs board website can be another profitable venture. The ‘jobs’ field can be quite saturated, so it is important to find a niche that is still crying out for a jobs board website. Monetize this type of site by charging businesses to list their jobs on your site. Those searching for jobs could also be charged a fee to access the higher paying job adverts.
2. InboxDollars – InboxDollars is similar to Swagbucks, since you’re going to be taking surveys, shopping, etc., so if you want to maximize your return, sign up with both websites. They also offer a search engine that pays you (like Swagbucks) and you get $5 just for signing up.  I won’t continue to list survey sites one after another down the list, but if you want to get paid to take surveys, also check out GlobalTestMarket, E-Poll Surveys and Survey Club.

First: I understand why you would say that such investments are restricted to only accredited investors, because generally, that’s true. There are means, under federal securities regulations and Blue Sky laws in each state, to sell interests to non-accredited investors – but usually those means are so heavily regulated and involve disclosures so similar to cumbersome registration requirements that it is not worth it for the seller to offer to non-accredited investors.

That’s some seriously Pina Colada flavored passive goodness!
Real estate crowdsourcing allows you to surgically invest as little as $5,000 into a residential or commercial real estate project for potentially 8 – 15% annual returns based off historical data. Such returns are much better than the average private equity, CD, bond market, P2P lending, and dividend investing returns. With P2P lending, borrowers can sometimes default and leave you with nothing. At least with real estate crowdsource investing, there’s a physical asset that’s backing your investment.
This is an ideal strategy if you live in an area where real estate prices are too high to realistically invest in, or you don’t want the hassle and expense of traveling all over the country visiting potential properties. However, until we get another reset in valuations (I’m calculating a 40% to 50% correction is justified ), I’ve moved largely to the sidelines. Beginning in July 2013, I began slowly reducing equity exposure and am now sitting firm at 40% with the balance in various forms of 5 yr cd’s and short duration bonds. This is down from over 60% when I ramped up to take advantage of the March 2009 lows.
