Real estate crowdsourcing allows you to surgically invest as little as $5,000 into a residential or commercial real estate project for potentially 8 – 15% annual returns based off historical data. Such returns are much better than the average private equity, CD, bond market, P2P lending, and dividend investing returns. With P2P lending, borrowers can sometimes default and leave you with nothing. At least with real estate crowdsource investing, there’s a physical asset that’s backing your investment.

I wish I had more time to put into real estate. Given the run up since 2012, I may even be interested in selling my condo that I currently rent out. I need to get it appraised to really see what it’s worth, but I think conservatively it’s gone up ~50%, although rent is probably only up ~10% or so. I am bullish on rents going up in the future… mostly in line with inflation, or perhaps even slightly faster due to constricted credit and personal income growth which should provide a solid supply of renters. At this point, I just don’t want to manage the property. I’ll probably look into a property manager as my time is likely worth turning it into a nearly passive investment.

I do agree that a few of these ideas are not bad, but for me the problem with some of these platforms has been that I’m not from the USA. So, I can’t operate there. It’s a really interesting possibility to get some extra bucks from doing what you would do either way, like shopping. One of the best projects so far that I have seen is FluzFluz. It’s simple and really easy to use for everyone who uses Uber, Amazo, or other apps. The best part of all is that you can get some passive income – not just from your own purchases, but from other people’s as well. I hope one day it will make it here to your list. 1. The batting cage idea is very risky. I’ve seen many of them close over the years and it is not anything close to passive income if you want to keep the business going. You have to continually promote it and target youth leagues, coaches, schools etc to catch all of the new players who grow up and want to play. I’ve played at probably 8 batting cages over the years and 7 of them closed.

2) it would likely be easier to emulate what some of these big MLM girls are doing with their FB groups. Rather than advertise your products on FB, look for ways to build a page with a large following of interested users. A lot of these Lula Roe girls that do exceptionally well have large facebook pages with 10,000+ likes they “go live” on facebook and have Lula Roe parties showing off their goods/sales.

Do you see all of those articles, tutorials and guides all over the Internet? Somebody wrote every one of them! If you have decent writing ability (no, you don’t need a journalism degree!), and knowledge in a few specific topic areas, you can be one of those writers. It’s an opportunity to make money online and without ever leaving your home. It’s also the kind of venture that can start out as a small side business, but grow into a full-time career.

If you enjoy learning about social media and want to take things a step further and make extra money, social media management is a great option. Considering that you have a finite amount of time, passive income should make up a large part of your work. If you're serious about generating any semblance of income online, then passive income should be one of your sole goals and ambitions. Why? Wouldn't you prefer to do the work one time and get paid repeatedly as opposed to relying on your time to generate that income? Invest the time at the front-end so that you can reap the benefits on the back-end. This means putting in a bit of sweat equity and not getting paid today. Rather, you'll get paid somewhere down the road. And you'll continue getting paid whether you keep building that passive income stream or you stop.
