I have been an avid fan of Shopify and think their ecommerce setup is a great way to build a business but unless you hire an assistant, it takes up a lot of time! Most of my projects have been actual projects so thinking about using digital projects to sell actually makes me think twice!! Digital is the way to go because you sell over and over again!! Rentals, just like stocks, throw off cash. With rentals we call that cash “rent”, and with stocks we call it dividends. A significant difference however is that the S&P 500 has appreciated at ~6% per year (above inflation) for the last 100 years…..Real Estate has had almost 0 growth above inflation. I have not. While I am intrigued with the possibility of making online income, it seems to be less passive then how I want to spend my time. Regarding your blog / site, you have done quite well for yourself. However, you have to keep pumping out content or your site would eventually go out of business. That sounds like more of a commitment then I would want. Regarding your book sales, it is probably relatively passive now, but certainly was not when you were writing the book. Now if you love it, great. Just not for me.
I recently stumbled on the Trim app and I have to say, this one is a game changer. It’s a simple app that acts as your own personal financial manager. Once you link your bank to the app, Trim analyzes your spending, finds subscriptions you need to cancel, negotiates your Comcast bill, finds you better car insurance, and more. And of course, the app is free! My bet is that it will only take a few days for Trim to put an extra $100 in your pocket. So easy!

Just be sure to investigate all the legal implications and make sure you’re not claiming to be a professional if you’re not one. It is very important to understand that contacting a “professional” to learn how to do this only results in them trying to sell me crap properties (whether high end or low end). I’ve tried contacting realtors out of state, and they attempt to sell me crap or someone else’s problem. No one has a vested interest in actually helping someone or teaching them about how to get an out of state rental. very frustrating. I could go out tomorrow and buy a rental in my city, but that is the last place I want to own one. Anyone? Are there an real people on here?

And if you are a DIY freak like me, you could do your own e-book cover for $0. I also use a graphic design software similar to Philip’s.

Gone are the days of making a 5%-plus return on a short-term CD or savings account. In order to generate $10,000 in Net Operating Profit After Tax (NOPAT) through a rental property, you must own a $50,000 property with an unheard of 20% net rental yield, a $100,000 property with a rare 10% net rental yield, or a more realistic $200,000 property with a 5% net rental yield. When I say net rental yield, I’m talking about rental income minus all expenses, including a mortgage, operating expenses, insurance, and property taxes.

Once you have that problem or need nailed, the next step is to validate that idea and make sure you’ve actually got customers who will pay for it. This means building a minimum viable product, getting objective feedback from real customers, incorporating updates, testing the market for demand, and getting pricing feedback to ensure there’s enough of a margin between your costs and what consumers are willing to pay.
