I guess I just don’t understand why the specific importance of focusing on “dividends” instead of focusing on the total return of your investment, including stock appreciation. I don’t really care if a company decides to issue a dividend or not; presumably, if they don’t issue a dividend, then they’re doing other things to increase the value of the company, which will be reflected in the stock price of the company. As an investor, I can make money by selling a percentage of my holdings or collecting dividends, and I don’t really care how that’s divided up – it’s an artificial distinction.


Rent out a room on Airbnb. Living near a tourist area has its perks, including the prospect of renting out a room for a profit. With home sharing sites like Airbnb, you can rent out a room in your home – or even the entire place – for a day, a week, or longer. Personally, my experience with Amazon thus far has been good - a few of my short eBooks generate steady passive income on weekly basis with zero additional effort from my side. One thing to note though - Amazon pays 70% royalty on each eBook sold only if your eBook is priced between $2.99 to $9.99. Less than or higher than that pricing structure, the royalty decreases to 35%.of your book’s listed price.
Get paid to search the Web. Sites like Swagbucks.com and Zoombucks.com will pay you to use their online interface to search the web. To qualify, you need to be willing to download their search bar and use it for everyday Internet use. The only caveat that comes with this “gig” is that you might be paid in gift cards instead of cash. If you can parlay those gift cards into items you need to buy anyway – like groceries or gas – searching online can be a lucrative way to spend your free time.
You can also market your ebook on your own website or blog, particularly if the site gets good traffic. Still another method is affiliate marketing. You can offer to pay sites related to your ebook a percentage of the sale price – say, anywhere between 20% and 50% – for them to post an ad or linked article for your book on their site. This could enable you to market your ebook on multiple platforms for greater market exposure.
Research individual companies in your desired niche: If possible, it’s always better to become an affiliate directly with a company (if they have an internal affiliate program), as no one else will be dipping into your commission rate. This is the preferred route for most of the prominent affiliate marketers, including Pat Flynn. Unfortunately, it’s also the most work, as you’ll have to do the research yourself to see who offers programs (they’re usually listed in the website footer).

Or you can take dog walking a step further and get paid to take a dog in while the owner is away! Have you ever checked to see what it costs to board a pet? Those places are not cheap! Do some research and charge 10 – 20% less. Post your ads on Craigslist or around town. But don't expect people to just leave their loved one with a stranger. Survey companies I recommend include American Consumer Opinion, Survey Junkie, ProOpinion, Pinecone Research, Opinion Outpost, Survey Spot, National Consumer Panel, VIP Voice, Earning Station, and Harris Poll Online. They’re free to join and free to use! You get paid to answer surveys and to test products. It’s best to sign up for as many as you can as that way you can receive the most surveys and make the most money.
I will share what we did, because it’s an incredible success story. We used an existing tax loophole where if you sell your primary residence (after having lived there at least two years) you get to keep your profit tax-free. So, we stair-stepped. We bought house after house, at least two years apart, used the profit money to pay down on the next house (so on and so forth, yadda yadda) building up equity as we went along… and now, we own a $600,000 house debt-free. And now we are using our paid-off home as leverage to borrow money to buy commercial buildings to rent out. I like commercial because it’s a BUSINESS transaction… kids, pets, other wear and tear that you see with residential rentals is nonexistent. People take care of their business space much better than residential. You have to be in a good area for renting out commercial – a thriving business community – to make this work. But that’s how we “made it”, and though it took 15 years, we will have residual income to take care of us when we’re old enough to retire. People made fun of us for moving so much, but who’s laughing now? 😉 Oh, and our child only had to change schools once (and we wanted to anyway) because we stayed in the same general area as we moved around. We were careful not to disrupt his life too much.

Remember, the skills you have are an asset, they are your “unfair advantage.” They are essential to your unique personal brand, and you can start making money online using those skills if you have the right strategy, tactics, and mindset in place. Another way to describe this is your “unfair advantage,” a term I was first introduced to by Lain Ehmann in SPI Podcast Session #37.
A site called User Testing will actually pay you a fee to evaluate websites. It typically pays you $10 for each video that you review – which typically takes about 20 minutes. If the work is there, and you are particularly good at it, you could earn up to $30 per hour. That’s a pretty solid pay rate for a work-at-home job. You wouldn’t have to work a whole lot of hours to generate a decent part-time monthly income.
It’s something akin to picking stocks. You want to buy undervalued domains, and sell them later on at a higher price. For example, you can pick a domain that is out of favor, but could be related to some future event. So if you decide that the stock market is likely to crash in the future, you can buy a domain that includes the words stock market crash during a rising market, and then sell it in a falling market.
If you have nice items like cameras and other A/V items, musical instruments, drones, and even toys and other children's items, you can list it online for rent. One of the best places to do this is a funky site called Fat Llama. People are reporting to have made over $1,000 renting out equipment on this platform. I actually spent a year and a half working as an affiliate marketer (mostly selling drumming related products – lessons, kits ect). 5 years on and one of my one page sites (which I’ve not touched) still nets me about $150 a month. I won’t be retiring off that but only really now appreciate the reverse pyramid approach to entrepreneurship (working for nothing initially but later being paid without effort!)
Take good pictures. Some of the options below don’t require you to actually take the picture and sell the product, but for the ones that do, make sure you take a clear picture that makes your product stand out from the others.  If you’re going to be taking a lot of pictures, set up a small “studio-like” area in your home with a backdrop and proper lighting to really make your pictures come across as professional. And of course, you’ll want a good camera too.

If you do have a blog, then make sure you have a “Hire Me” tab if you are available. This will then let others know that you are looking, and also what you are available for. Many blog owners might also be looking around, or they might make blog posts directly stating that they need staff writers. Keep an eye out for this. It doesn’t hurt to just e-mail the websites directly. If you truly want to write for them, try sending them a quick e-mail, and attach some writing samples, and/or link to your blog as well.
In mid-2017, I sold my San Francisco rental property for 30X annual gross rent and reinvested $500,000 of the proceeds in real estate crowdfunding. I’m leveraging technology to invest in lower valuation properties with higher net rental yields in the heartland of America. With the new tax policy starting in 2018 capping state income and property tax deductions to $10,000 and limiting interest deduction on mortgages of only $750,000 from $1,000,000, expensive coastal city real estate markets should soften at the expense of non-coastal city real estate.
2. Focus on income-producing assets. Internet growth stocks may be sexy, but they provide no income. To build a large enough passive-income stream to survive, you must invest in dividend-generating stocks, certificates of deposit, municipal bonds, government Treasury bonds, corporate bonds, and real estate. You're free to invest in non-income-producing assets for capital appreciation too. You just want to earn reliable income when the day comes to leave your job.
Anthony, nice setup! To your question about the rental mortgages, you haven’t said what interest rate you are paying. As a start, if you are paying more than the risk free rate (Treasury bills) which you probably are, then a true apples to apples comparison would be yes, pay off the mortgage. But, if you are comfortable taking more risk, you have other options to invest in which you *hope* will yield you more over the coming years. You also didn’t say whether the rentals generate net income and if so, how much? What is the implied rate of return on the equity you have invested in them? If you pay the mortgages off, you’ll have even more equity tied up, will the extra net income make that worthwhile? Maybe you should use the money to buy more rentals instead, if purchase opportunities still exist in your town. … this is less of an answer than a framework to analyze the decision, hope it is helpful.

You don’t have to invest individually to take advantage of dividend paying stocks (i.e. investing in an ETF like DVY, which currently has a 3.16% dividend yield – almost 4%). And while your math is indeed correct, there is more to dividend paying stocks that just the math. The reason the companies pay dividends is typically because of their underlying strength, steady growth, etc. These companies can be good investments for the long run. As such, it might not make sense to sell.
Once you have that problem or need nailed, the next step is to validate that idea and make sure you’ve actually got customers who will pay for it. This means building a minimum viable product, getting objective feedback from real customers, incorporating updates, testing the market for demand, and getting pricing feedback to ensure there’s enough of a margin between your costs and what consumers are willing to pay.
