While the market has certainly become saturated as of late, books that help teach people about a technical topic still sell extremely well. I live in Chicago, and I need to buy a quality rental to hold long term somewhere but I have no idea where, and I really don’t want to buy in Chicago. Chicago is insanely corrupt and in HUGE debt. I cant leave Chicago in the near term, I take care of an aging parent, and if I left, my salary would drop by 50%. Id still like to diversify into a rental property.. but I feel that if I just call up a stranger, they’d attempt to sell me their best pig with lipstick, and pressure me to jump on the deal before someone else ‘stole’ it. I have no problem hiring a property inspector from a different city, but don’t want to waste hundreds of dollars if the agent is steering us towards crap property after crap property. While we all have some extra time, it often doesn't feel like it. But it also doesn't take too much effort to make some extra dough on the side. We're not talking about millions upon millions here -- we're mostly talking about doing small, bite-sized projects to generate some fast cash. And depending on your skill set, you could easily make a few hundred dollars or even a few extra thousand per month. 
I agree mostly with the real estate advice. I’m looking for ways to take advantage of the condo I own to get up the rent from ~$0.90/ft to the $1.2-1.5/ft that seems more like the range in the same area. I’d have to put in a bit of capital (probably 10k on the low end for just the basics up to 40k if I wanted to remodel the kitchen and 2 bathrooms up to par with the area), so the return is likely there if those upgrades warrant $1.30/ft (given the unit is larger than most 2br/2ba in the area).
One factor that you must be aware of though is that Care.com is a peer-to-peer arrangement. That means that you will be in direct competition with other pet sitters in your area. You must price your services competitively in order to get business. Once you begin to develop a list of regular clients, you will be in a better position to raise your rates. This will be particularly true as you get referrals from those customers.

I think you can do well with this business if you start with people in your neighborhood and ask them if you can have an opportunity to perform this service for them. Word of mouth will travel fast if you provide a good value. I think the key to doing very well here is to package your service. For example, try to find a price that works for mowing, weeding and fertilizing altogether.

As interest rates have been going down over the past 30 years, bond prices have continued to go up. With the 10-year yield (risk free rate) at roughly 2.55%, and the Fed Funds rate at 1.5% (two more 0.25% hikes are expected in 2018), it’s hard to see interest rates declining much further. You can also market your ebook on your own website or blog, particularly if the site gets good traffic. Still another method is affiliate marketing. You can offer to pay sites related to your ebook a percentage of the sale price – say, anywhere between 20% and 50% – for them to post an ad or linked article for your book on their site. This could enable you to market your ebook on multiple platforms for greater market exposure.

This is probably my favorite opportunity on this list because it’s really easy to get started and easy to make your first dollar.  Amazon has an affiliate program that allows anyone to sign up for an account and then earn a commission if someone buys something from Amazon using the special link they give you.  Usually, you’ll earn 8% of the cost of the item on Amazon but that depends on the category the item is in.


Become an Amazon Associate and then use Keyword planner to find an in-demand niche: With more than a million different products to choose from and up to 10% commission the sales you drive, Amazon’s affiliate program is a great place to get started. Browse their available products and see what connects with you. Or take it a step further and use Google’s Keyword Planner to quickly check how many people are searching for a specific term. With affiliate marketing, the more relevant traffic you can pull in, the more you’ll make off your site.

Every successful business has an automated sales funnel. Yet, so many businesses are completely unaware of the power of an effective funnel. Sales funnels provide automation in the sales process. They help you build a relationship with your audience and develop a bond with the consumer. There are plenty of tools you can use to build a sales funnel, but the world's most successful businesses often create custom-coded funnels.
And while you're at it, why not help name the business itself? Believe it or not, you can make money by submitting business name ideas. Then subtly market products on your site that are relevant to your niche and will be of interest to your audience. Make sure you only endorse high-quality products. If your visitors make a purchase on your recommendation but are not impressed with the item, you could quickly lose followers.
